Market Statistics September 2021

 

During the month of August, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was down7.4%, which was a 3% increase from the number of new listings taken in September of 2020. The number of pending sales decreased 13.2% from August which was a 1.3% increase from September of 2020. Closed sales were down 2.4% since August, with a 0.6% decrease from September 2020. The median sold price in August was $330,000 which, in comparison to July was 5.4% lower, as well as 8.2% higher since last September. The average length of time on the market was 22 days and the average sale price to the original list price was 99.2%.

Winchester City saw a significant decrease in new listings by 23.5% compared to August, as well as an decrease of 7.1% since last September. The number of new pending contracts was down 14.9% from August, which was a 17.6% increase since September of last year. Closed sales increased by 22.9% since August, which was also a 22.9% decrease since September of 2020. The median sold price was $297,000 while the average length of time on the market was 14 days. The average list to sold price ratio was 99.5%.

In Frederick county, the number of new listings were down 5.7% from August and up 1.7% from September of last year. New pending contracts also decreased by 11.2% from August and increased 3.7% as compared to September 2020. Closed transactions since August increased by 1.7% and increased by 11.7% since last year. The median sold price was $347,500 which was a 0.7% decrease since August and a 9.4% increase since September of last year. The average number of days on the market was 24, and the average sold to list price ratio was 99.4%.

And finally, in Clarke County this September, the number of new listings were down 3.1% from August, which was an incredible increase of 47.6% more listings since September of last year. New pending contracts were up 15.4% since August, and 57.9% since September of 2020. Closed transactions increased 4.3% since August, and since September 2020, decreased 11.1%. The median sold price in Frederick County was $405,495 which was a 10.9% decrease since last year. The average number of days on the market was 27, and the average sold to list price ratio was 97.2%.
