Blue Ridge Association of REALTORS® (BRAR)

During the month of October, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was down 10.6% from September, which was a 19.6% decrease from the number of new listings taken in October of 2020. The number of pending sales decreased 7.1% from September which was a 10.6% decrease from October of 2020. Closed sales were down 8.5% since September, with a 4.3% increase from October 2020. The median sold price was $325,000 which, in comparison to September was 1.5% lower than September, and well as 10.2% higher since last October. The average length of time on the market was 21 days and the average sale price to the original list price was 98.92%.

 

 

Winchester City

Winchester City saw the number of new listings decrease by 23.1.% from September, which was 9.1% fewer listings taken than in October of last year. The number of new pending contracts was down 15% from September, which was a 2.9% increase when compared to October of last year. Closed sales were up  11.6% from September, which was a 33.3% increase as compared to October of last year. The median sold price was $279,000 and the average length of time on the market was 18 days. The average list to sold price was 99.5%.

 

 

Frederick County

In Frederick County, the number of new listings was down 8% from September, which was 8.2% fewer listings taken as compared to October of last year. New pending contracts also dropped by 1.7% from September, still a 12.2% decrease as compared to October of last year. Closed transactions decreased by 4.8% in September, which was a 3.3% improvement as compared to October of last year. The median sold price in Frederick County was $410,000 which is a 3.5% decline compared to September but compared to October last year it increased by 14.8%. The average number of days on market was 14 and the average sold to list to sale price ratio was 101.1%.

 

 

Clarke County

The number of new listings in Clarke County dropped 41.9% from September, also dropped 52.6% from October 2020. Pending sales were down 30% from September, as well as 12.5% from October of last year. The number of closed transactions increased 8.3% in October as compared to September, which was still a whopping 44.4% improvement over October of last year. The median sale price was $404,950 and the average length of time on the market was 29 days. The average sale to list price ratio was 95%.

 

 

Loudoun County

The number of new listings in Loudoun County dropped 16.7% from September, and also dropped 21.4%  since October 2020. Pending sales were up 1.6% from September, and dropped 4.3% since October 2020. Closed sales dropped by 11.1% from September, as well as 16.2%  from the number of closed transactions in October of last year. The median sale price was $608,125. The average length of time on the market was 14 days, with an average sale to list price of 100.3%.

 

 

Fairfax County

Fairfax County saw a 15.4% decrease in the number of new listings from September, which was a 19.1% decrease in the number of listings taken over October of last year. The number of pending sales was up 10.5% from September, a 2.8% increase over October 2020. Closed transactions were down 3.7% from September, and decreased by 7.9% since October of last year. The median sale price was $620,000 and the average length of time on the market was 22 days, with an average sale to list ratio of 99.4%.
