Market Statistics August 2021

 

During the month of August, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was up 8.6% from July 2021, which was a 17.6% increase from the number of new listings taken in August of 2020. The number of pending sales increased 8.2% from July which was a 0.8% decrease from August of 2020. Closed sales were up 1.9% since July, with a 7.6% decrease from August 2020. The median sold price in August was $349,000 which, in comparison to July was 2.2% higher, as well as 16.3% higher since last August. The average length of time on the market was 14 days and the average sale price to the original list price was 100.2%.

Winchester City saw a significant increase in new listings by 34.2% compared to July, as well as an increase of 59.4% since last August. The number of new pending contracts was up 30.6% from July, which was a 34.3% increase since August of last year. Closed sales decreased by 23.9% since July, which was also a 23.9% decrease since August of 2020. The median sold price was $280,000 while the average length of time on the market was 14 days. The average list to sold price ratio was 98.9%.

In Frederick county, the number of new listings were up 3.7& from July and 12.1% from August of last year. New pending contracts also increased by 3.3% from July and increased 4.4% as compared to August 2020. Closed transactions since July increased by 4.1% and declined by 5.8% since last year. The median sold price was $350,000 which was a 2% increase since July and a 9.6% increase since August of last year. The average number of days on the market was 10, and the average sold to list price ratio was 100.6%.

And finally, in Clarke County this August, the number of new listings were up 23.1% from July, which was an incredible increase of 77.8% more listings since August of last year. New pending contracts were down 7.1% since July, and 10.3% since August of 2020. Closed transactions decreased 23.3% since July, and since August 2020, decreased 20.7%. The median sold price in Frederick County was $455,000 which was a 13.8% increase since last year. The average number of days on the market was 14, and the average sold to list price ratio was 98.4%.
