Blue Ridge Association of REALTORS® (BRAR)

During May, the Blue Ridge Association of REALTORS service area recorded 293 new listings, down 16.3% from April but 1.0% higher than May 2025. New pending sales totaled 234, decreasing 22.8% month-over-month and 15.5% year-over-year, while closed sales reached 274, up 31.1% from April and 0.7% compared to last year. The median sold price adjusted to $425,000, down 3.4% from April and 0.9% year-over-year. Homes averaged 30 days on the market and sold for 98.1% of their original list price.

Winchester City

In May, Winchester City saw an uptick in baseline activity with 38 new listings, rising 8.6% from April, though this was 5.0% lower than May of last year. Pending contracts rebounded nicely to 35, a 25.0% jump from the previous month and 2.9% higher year-over-year. Closed sales, however, slipped to 25, representing a 7.4% decrease from April and a notable 30.6% drop compared to last May. The median sold price adjusted downward to $360,000, which is down 10.0% from April and 3.4% lower year-over-year. Homes took slightly longer to clear, averaging 36 days on the market. Properties sold for an average of 97.1% of their original list price, indicating a relatively stable environment for negotiating buyers.

Frederick County

In May, Frederick County’s real estate market experienced a slowdown in incoming activity, with new listings pulling back to 159, down 23.2% from April and 7.0% lower than May of last year. New pending sales also cooled off significantly, dropping to 121, which represents a 27.5% monthly decrease and a 22.4% decline year-over-year. However, finalized transactions bucked this trend sharply, as closed sales surged to 154, climbing 35.1% from April, though they remained slightly lower by 4.9% compared to last May. The median sold price adjusted to $423,270, a 2.6% dip from the previous month and 5.9% below last year’s mark. Homes continued to move quickly through the pipeline, spending an average of 33 days on the market. Properties sold for an average of 98.1% of their original list price, indicating that sellers still hold strong negotiating leverage as summer approaches.

Clarke County

In May 2026, Clarke County, Virginia, experienced a notable slowdown in new market activity as new listings dropped 46.9% to 17 and new pending sales fell 45.2% to 17 month-over-month. Finalized transactions also dipped slightly from the previous month, with closed sales falling 8.7% to 21, although this figure remains 23.5% higher than May of last year. Bucking the wider regional trend, home prices in the county rebounded as the median sold price rose 7.8% from April to $550,000. Properties continued to move at a steady pace, averaging 23 days on the market, while sellers successfully secured an average of 97.9% of their original asking price.
