During April, the Blue Ridge Association of REALTORS service area recorded 350 new listings, up 6.4% from March and 23.2% higher than April 2025. New pending sales totaled 303, increasing 15.6% month-over-month and 3.1% year-over-year, while closed sales reached 209, up 0.5% from March but down 0.5% compared to last year. The median sold price rose to $439,990, an increase of 10.0% from March and 7.3% year-over-year. Homes averaged 35 days on the market and sold for 97.9% of their original list price.

Winchester City

In April, Winchester City experienced a cooling in transaction volume, with 35 new listings, down 14.6% from March and 2.8% lower than April of last year. New pending contracts decreased to 28, down 30.0% from the previous month and 24.3% year-over-year. Closed sales also saw a decline, dropping 28.9% from March to a total of 27. Despite the lower volume, the median sold price rose to $399,990, up 7.4% from March and 2.4% higher than last April. Homes moved faster than the previous month, spending an average of 33 days on the market. Properties sold for an average of 97.3% of their original list price, indicating that while activity slowed, pricing remained resilient.

Frederick County

In April, Frederick County’s market inventory continued to expand, with 207 new listings, an increase of 10.1% from March and a significant 46.8% jump year-over-year. Pending sales also rose to 167, up 18.4% month-over-month, though they remained 3.5% lower than last April. Closed sales dipped slightly to 114, a 1.7% decrease from March and 8.1% lower than the previous year. The median sold price saw a healthy gain, reaching $434,500, which is up 7.2% from the previous month and 1.0% higher than last April. Homes moved significantly faster in April, with the average days on market dropping to 34 days compared to 49 in March. Additionally, the average sold-to-list price ratio improved to 98.0%, indicating strengthening seller leverage as the spring market progresses.

Clarke County

In April, Clarke County saw a significant surge in market activity, recording 32 new listings, which is up 52.4% from March and 10.3% higher than April of last year. Pending sales also grew sharply to 31, increasing 29.2% month-over-month and 55.0% year-over-year. Closed sales reached 23, more than doubling with a 109.1% increase from March and a 53.3% jump compared to last year. The median sold price for April was $510,000, representing a 30.1% decrease from March and falling 15.0% year-over-year. Despite the price dip, homes moved much faster, with the average days on market dropping significantly to 22 days. Properties sold for an average of 98.4% of their original list price, reflecting a highly active and fast-paced spring market.

Loudoun County

In April, Loudoun County’s real estate market saw a continued rise in inventory, with 666 new listings, up 25.4% from March and 14.8% higher than April 2025. New pending sales increased slightly to 534, up 2.5% month-over-month and 4.1% year-over-year, while closed sales reached 496, a notable 29.5% jump from March and 4.2% higher than last year. The median sold price climbed to $805,000, up 6.3% from February and exactly matching the price from April of the previous year. Buyers continued to move rapidly, as the average days on market dropped to 17 days. Properties sold for an average of 100.6% of their original list price, confirming that competitive bidding remains a staple of the local market.

Fairfax County

In April, Fairfax County, Virginia, saw a significant boost in market activity, recording 1,517 new listings, which is up 25.0% from March and 7.2% higher than the previous year. Pending sales rose to 1,404, an increase of 9.6% month-over-month and 11.7% year-over-year, while closed sales reached 1,155, up 28.3% from March and 0.6% compared to last year. The median sold price climbed to $806,064, representing a 5.0% increase from March and a 4.0% rise over April 2025. Homes moved even faster as the average days on market dropped to 16 days. Properties continued to sell above the asking price, with an average sold-to-original-list-price ratio of 101.0%.
