During March, the Blue Ridge Association of REALTORS service area recorded 329 new listings, up 58.9% from February and 11.1% higher than March 2025. New pending sales totaled 262, increasing 24.2% month-over-month and 3.6% year-over-year , while closed sales reached 208, up 17.5% from February but down 9.5% compared to last year. The median sold price was $399,900, down 1.9% from February and 10.1% year-over-year. Homes averaged 51 days on the market and sold for 96.9% of their original list price.

Winchester City

In March, Winchester City continued to see strong market activity, with 41 new listings, rising 32.3% from February and 7.9% higher than March of last year. New pending contracts also grew, up 17.6% from the previous month and 25.0% year-over-year. Closed sales surged to 38, a significant 65.2% increase from February and up 58.3% compared to last year. The median sold price adjusted to $372,495, down 3.2% from February and 7.6% year-over-year. Homes spent an average of 43 days on the market , and properties sold for an average of 95.5% of their original list price , as the market maintains its high energy with increased buyer options.

Frederick County

In March, Frederick County’s market activity showed notable growth in new inventory, with 188 new listings rising sharply by 58.0% from February and 7.4% year-over-year. Pending sales also increased 21.6% month-over-month, though they were down 5.4% compared to last March, totaling 141. Closed sales climbed 11.5% from February to 116 but were 3.3% lower year-over-year, indicating steady but moderated transaction volume. The median sold price declined to $405,495, a 3.6% decrease from the previous month and 10.1% below last March, reflecting some price softening. Homes spent an average of 49 days on the market—down from 62 in February—while the average sold-to-list price ratio increased to 97.6%, signaling improved seller leverage and continued buyer competition despite the dip in prices.

Clarke County

During March, Clarke County, Virginia recorded 21 new listings, up 16.7% from February and 23.5% higher than last year. Pending sales reached 24, increasing 50.0% month-over-month and 60.0% year-over-year. Closed sales totaled 11, down 26.7% from February but up 57.1% compared to last year. The median sold price was $730,000, up 13.9% from February and 12.3% year-over-year. Homes averaged 120 days on the market and sold for 92.6% of their original list price.

Loudoun County

In March, Loudoun County’s real estate market saw a significant increase in inventory, with 531 new listings rising 55.7% from February, though they remained 13.1% lower than last March. The market continued its upward trend with a 26.0% monthly increase in closed sales and a 40.1% jump in new pending contracts. The median sold price adjusted slightly to $757,500, down 0.3% from February and 6.5% year-over-year. Buyers moved even faster as the average days on market dropped to 21 days. Properties sold for an average of 100.1% of their original list price, signaling an increasingly competitive environment where homes are once again selling at or above the asking price.

Fairfax County

In March, Fairfax County, Virginia recorded 1,214 new listings, up 59.7% from February but 7.4% lower than last year. Pending sales reached 1,281, increasing 53.6% month-over-month and 5.5% year-over-year, while closed sales totaled 900, up 30.2% from February and 7.7% compared to last year. The median sold price was $768,000, up 5.3% from February and 1.7% year-over-year. Homes averaged 22 days on the market and sold for 100.7% of their original list price, indicating a return to homes selling above the asking price.
