Blue Ridge Association of REALTORS® (BRAR)

During June, the Blue Ridge Association of REALTORS service area recorded 302 new listings, up 3.1% from May and 14.8% higher than June 2025. Pending sales totaled 265, increasing 13.2% month-over-month but down slightly by 1.9% year-over-year, while closed sales reached 241, down 12.0% from May and 11.7% compared to last year. The median sold price held flat at $425,000, remaining unchanged from May but down 6.6% year-over-year. Homes averaged 31 days on the market and sold for 97.4% of their original list price.

Winchester City

In June, Winchester City saw an uptick in incoming inventory, with new listings rising 10.5% from May to a total of 42, which is 23.5% higher than June of last year. New pending contracts shifted down slightly by 2.9% from the previous month to 34. Closed sales rebounded nicely, increasing 28.0% month-over-month to a total of 32 transactions. The median sold price grew to $369,990, up 2.8% from May but remaining 10.8% below last year’s mark. Properties spent longer on the market, averaging 48 days, while homes fetched an average of 95.9% of their original list price.

Frederick County

In June, Frederick County’s market activity showed continued inventory expansion, with 169 new listings rising by 6.3% from May and 22.5% year-over-year. Pending sales accelerated significantly, jumping 19.0% month-over-month to 144 contracts. Closed sales, however, declined 18.8% from May to 125. The median sold price climbed to $434,900, representing a 2.7% increase from the previous month but remaining 7.0% below last June. Days on market shortened nicely as homes spent an average of 27 days listed, and the average sold-to-original list price ratio ticked up to 98.6%.

Clarke County

During June, Clarke County recorded 19 new listings, up 11.8% from May but down 24.0% from last year. Pending sales climbed to 18, a 5.9% increase month-over-month. Finalized activity was robust, with closed sales reaching 24, an increase of 14.3% from May and 20.0% higher year-over-year. The median sold price increased significantly to $611,000, a 11.1% climb from May and up 6.4% compared to last year. Homes averaged 27 days on the market and properties closed at 96.1% of their original list price.

Loudoun County

In June, Loudoun County’s real estate inventory saw a minor pullback with 578 new listings, down 1.2% from May, though still 16.5% higher than last June. New pending sales slid 6.2% from the prior month to 502. Closed sales surged, jumping 39.8% from May to 531 closings, which represents a 2.3% expansion year-over-year. Prices continued to climb, driving the median sold price to $818,000, up 3.5% from May and 1.6% higher than last year. Homes moved exceptionally fast, matching May’s rapid pace of just 17 days on the market, while highly competitive conditions pushed the average sold-to-original list price ratio to 99.9%.

Fairfax County

During June, Fairfax County recorded 1,239 new listings, dropping 6.8% from May but showing a 14.1% increase year-over-year. Pending contracts slowed by 14.5% month-over-month to 1,201. Closed sales experienced a strong monthly bump, up 0.5% from May to a total of 1,434 transactions, which is an 8.3% jump compared to last June. The median sold price held entirely steady with May at $815,000, marking a 6.2% increase year-over-year. Homes took slightly longer to sell, averaging 18 days on market, and properties pulled in an average of 99.9% of their original list price.
