Blue Ridge Association of REALTORS® (BRAR)

During the month of March, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 47.8% more than in February, which was a 30.6% increase from the number of new listings taken in March 2023. The number of pending sales increased 28.9% from February which was a 14.6% increase from March 2023. Closed sales were up 24.7% since February, with a 3.8% decrease from March 2023. The median sold price was $423,982 which, in comparison to February was 1.9% higher and 12.5% more than last March. The average length of time on the market was 45 days and the average sale price to the original list price was 97.8%.

Winchester City

Winchester City saw the number of new listings increase by 140% from February, which was 5.9% more listings taken than in March of last year. The number of new pending contracts increased by 45.5% since February, and was down 3% compared to March of last year. Closed sales were down 3.8% from February and was stable compared to March of last year. The median sold price was $316,000 and the average length of time on the market was 32 days. The average list to sold price was 97.7%.

Frederick County

In Frederick County, the number of new listings increased 34.4% from February, which was  36.6% more listings taken as compared to March of last year. New pending contracts increased by 12.3% since February, and showed a 27% increase as compared to March of last year. Closed transactions increased by 37.2% since February, which is an 8.3% increase as compared to March of last year. The median sold price in Frederick County was $432,495. The average number of days on market was 48 and the average sold to list to sale price ratio was 97.5%.

Clarke County

The number of new listings in Clarke County increased 50% from February and decreased was stable compared to March 2023. Pending sales increased 63.6% since February and decreased 21.7% compared to March 2023. The number of closed transactions increased 66.7% from February and was down 16.7% compared to March of last year. The median sale price was $450,000 and the average length of time on the market was 51 days. The average sale to list price ratio was 95.9%.

Loudoun County

The number of new listings in Loudoun County increased by 28.5% from February and dropped 10.4% since March 2023. Pending sales were up 26.3% from February and down 6.7% since March 2023. Closed sales increased 34.5% from February and decreased 2.7% from March of last year. The median sale price was $750,000. The average length of time on the market was 14 days, with an average sale to list price of 101.4%.

Fairfax County

Fairfax County saw a 19.8% increase in the number of new listings from February, which was a 13.6% decrease in the number of listings taken over March of last year. The number of pending sales were up 44.6% from February and increased 2.4% since March 2023. Closed transactions were up 18% from February and decreased by 14.8% since March of last year. The median sale price was $739,999 and the average length of time on the market was 14 days, with an average sale to list ratio of 102.6%.
