During the month of April, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 1% less than in March, which was a 26.1% increase from the number of new listings taken in April 2023. The number of pending sales increased 3.1% from March which was an 18.7% increase from April 2023. Closed sales were up 15.3% since March, with a 25.9% increase from April 2023. The median sold price was $409,000 which, in comparison to March was 3.5% lower and 9.1% more than last April. The average length of time on the market was 28 days and the average sale price to the original list price was 99.7%.

Winchester City

Winchester City saw the number of new listings increase by 38.9% from March, which was 35.1% more listings taken than in April of last year. The number of new pending contracts increased by 31.3% since March, and was up 40% compared to April of last year. Closed sales were up 12% from March and was 55.6% more compared to April of last year. The median sold price was $382,495 and the average length of time on the market was 36 days. The average list to sold price was 99.4%.

Frederick County

In Frederick County, the number of new listings decreased 4.2% from March, which was 30.9% more listings taken as compared to April of last year. New pending contracts decreased by 6.2% since March, and showed a 19.1% increase as compared to April of last year. Closed transactions increased by 14.4% since March, which is a 35% increase as compared to April of last year. The median sold price in Frederick County was $428,790. The average number of days on market was 32 and the average sold to list to sale price ratio was 99.5%.

Clarke County

The number of new listings in Clarke County increased 5.6% from March and was stable compared to April 2023. Pending sales increased 16.7% since March and decreased 8.7% compared to April 2023. The number of closed transactions decreased 13.3% from March and was down 31.6% compared to April of last year. The median sale price was $450,000 and the average length of time on the market was 30 days. The average sale to list price ratio was 100.6%.

Loudoun County

The number of new listings in Loudoun County increased by 25.6% from March and increased 15% since April 2023. Pending sales were up 19.2% from March and up 3.6% since April 2023. Closed sales increased 26.2% from March and increased 5.2% from April of last year. The median sale price was $778.200. The average length of time on the market was 15 days, with an average sale to list price of 101.5%.

Fairfax County

Fairfax County saw a 25.7% increase in the number of new listings from March, which was a 22.2% increase in the number of listings taken over April of last year. The number of pending sales were up 17.2% from March and increased 7.7% since April 2023. Closed transactions were up 41.6% from March and increased by 16.5% since April of last year. The median sale price was $750,000 and the average length of time on the market was 12 days, with an average sale to list ratio of 103%.
