During the month of January, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 19.9% more than in January, which was a 13.9% increase from the number of new listings taken in February 2023. The number of pending sales increased 13.6% from January which was a 0.5% increase from February 2023. Closed sales were up 13.3% since January, with a 3.8% increase from February 2023. The median sold price was $415,950 which, in comparison to January was 14% higher and 12.4% more than last February. The average length of time on the market was 52 days and the average sale price to the original list price was 96.9%.

Winchester City

Winchester City saw the number of new listings decrease by 48.3% from January, which was 34.8% less listings taken than in February of last year. The number of new pending contracts decreased by 24.1% since January, and was down 26.7% compared to February of last year. Closed sales were up 73.3% from January, which was 44.4% more compared to February of last year. The median sold price was $384.950 and the average length of time on the market was 34 days. The average list to sold price was 96.6%.

Frederick County

In Frederick County, the number of new listings increased 40.4% from January, which was 22.5% more listings taken as compared to February of last year. New pending contracts increased by 41.3% since January, and showed a 35.4% increase as compared to February of last year. Closed transactions increased by 2.4% since January, which is a 4.9% increase as compared to February of last year. The median sold price in Frederick County was $421,499. The average number of days on market was 54 and the average sold to list to sale price ratio was 96.7%.

Clarke County

The number of new listings in Clarke County increased 20% from January and decreased by 29.4% from February 2023. Pending sales decreased 26.7% since January and decreased 42.1% compared to February 2023. The number of closed transactions decreased 25% from January and was up 12.5% compared to February of last year. The median sale price was $575,000 and the average length of time on the market was 54 days. The average sale to list price ratio was 92%.

Loudoun County

The number of new listings in Loudoun County decreased by 2.8% from January and dropped 0.6% since February 2023. Pending sales were up 14.8% from January and up 1.5% since February 2023. Closed sales increased 18.9% from January and decreased 3.6% from February of last year. The median sale price was $686,070. The average length of time on the market was 18 days, with an average sale to list price of 101%.

Fairfax County

Fairfax County saw a 23.6% increase in the number of new listings from January, which was a 5.2% increase in the number of listings taken over February of last year. The number of pending sales were up 14.3% from January and decreased 5% since February 2023. Closed transactions were up 32.8% from January and decreased by 0.1% since February of last year. The median sale price was $683,800 and the average length of time on the market was 21 days, with an average sale to list ratio of 101%.
