During the month of January, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 50% more than in December, which was an 11.9% decrease from the number of new listings taken in January 2023. The number of pending sales increased 30.1% from December which was a 2.7% increase from January 2023. Closed sales were up 2.9% since December, with a 32.4% increase from January 2023. The median sold price was $365,000 which, in comparison to December was 8.8% lower and 12.3% more than last January. The average length of time on the market was 48 days and the average sale price to the original list price was 96%.

Winchester City

Winchester City saw the number of new listings increase by 93.3% from December, which was 163.6% more listings taken than in January of last year. The number of new pending contracts increased by 107.1% since December, and was up 38.1% compared to January of last year. Closed sales were down 16.7% from November, which was stable compared to January of last year. The median sold price was $365,000 and the average length of time on the market was 40 days. The average list to sold price was 94.2%.

Frederick County

In Frederick County, the number of new listings increased 34.8% from December, which was 11.9% less listings taken as compared to January of last year. New pending contracts increased by 16.5% since December, and showed a 3.2% decrease as compared to January of last year. Closed transactions increased by 7.7% since December, which is a 37.7% increase as compared to January of last year. The median sold price in Frederick County was $367,450. The average number of days on market was 50 and the average sold to list to sale price ratio was 96%.

Clarke County

The number of new listings in Clarke County increased 100% from December and decreased by 28.6% from January 2023. Pending sales increased 50% since December and increased 36.4% compared to January 2023. The number of closed transactions decreased 20% from December and was up 200% compared to January of last year. The median sale price was $452,500 and the average length of time on the market was 36 days. The average sale to list price ratio was 95.3%.

Loudoun County

The number of new listings in Loudoun County increased by 69.2% from December and dropped 6.3% since January 2023. Pending sales were up 29.6% from December and down 2% since January 2023. Closed sales decreased 26% from December and increased 15.6% from January of last year. The median sale price was $670,000. The average length of time on the market was 25 days, with an average sale to list price of 99.3%.

Fairfax County

Fairfax County saw an 82.7% increase in the number of new listings from December, which was a 10.5% decrease in the number of listings taken over January of last year. The number of pending sales were up 12.3% from December and decreased 12.3% since January 2023. Closed transactions were down 16.3% from December and decreased by 5.4% since January of last year. The median sale price was $650,000 and the average length of time on the market was 26 days, with an average sale to list ratio of 99.3%.
