During the month of December, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 30.5% less than in November, which was a 23.5% decrease from the number of new listings taken in December 2022. The number of pending sales decreased 24.4% from November which was a 14.3% increase from December 2022. Closed sales were down 20.1% since November, with a 20.6% decrease from December 2022. The median sold price was $400,000 which, in comparison to November was 2.6% higher and 5.5% more than last December. The average length of time on the market was 40 days and the average sale price to the original list price was 97%.

Winchester City

Winchester City saw the number of new listings decrease by 34.8% from November, which was 28.6% less listings taken than in December of last year. The number of new pending contracts decreased by 39.1% since November, and was down 44% compared to December of last year. Closed sales were down 10% from November, which was 5.9% more compared to December of last year. The median sold price was $394,999 and the average length of time on the market was 44 days. The average list to sold price was 94.3%.

Frederick County

In Frederick County, the number of new listings decreased 34% from November, which was 17.5% less listings taken as compared to December of last year. New pending contracts decreased by 24.8% since November, and showed a 31.7% increase as compared to December of last year. Closed transactions decreased by 17.9% since November, which is a 16.1% decrease as compared to December of last year. The median sold price in Frederick County was $405,000. The average number of days on market was 44 and the average sold to list to sale price ratio was 96.6%.

Clarke County

The number of new listings in Clarke County decreased 44.4% from November and decreased by 37.5% from December 2022. Pending sales decreased 37.5% since November and increased 42.9% compared to December 2022. The number of closed transactions decreased 16.7% from November and was up 42.9% compared to December of last year. The median sale price was $420,000 and the average length of time on the market was 52 days. The average sale to list price ratio was 92.9%.

Loudoun County

The number of new listings in Loudoun County decreased by 24.4% from November and dropped 2.8% since December 2022. Pending sales were down 11.2% from November and up 6% since December 2022. Closed sales decreased 1.6% from November and decreased 7.7% from December of last year. The median sale price was $670,000. The average length of time on the market was 22 days, with an average sale to list price of 98.9%.

Fairfax County

Fairfax County saw a 30.1% decrease in the number of new listings from November, which was a 25.6% decrease in the number of listings taken over December of last year. The number of pending sales were down 11.9% from November and decreased 6.8% since December 2022. Closed transactions were down 15% from November and decreased by 18.4% since December of last year. The median sale price was $670,000 and the average length of time on the market was 21 days, with an average sale to list ratio of 98.9%.
