Blue Ridge Association of REALTORS® (BRAR)

During the month of June, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was down 6% from May, which was a 16.1% decrease from the number of new listings taken in June 2021. The number of pending sales decreased 10.5% from May which was a 28.5% decrease from June 2021. Closed sales were down 12.5% since May, with a 20.5% decrease from June 2021. The median sold price was $380,000 which, in comparison to May was 4.1% higher, as well as 11.8% higher since last June. The average length of time on the market was 17 days and the average sale price to the original list price was 101%.

 

Winchester City

Winchester City saw the number of new listings increase by 62.9% from May, which was 9.5% fewer listings taken than in June of last year. The number of new pending contracts was equal to May, and was down 54.5% compared to June of last year. Closed sales were down 25.7% from May, which was a 38.1% decrease compared to June of last year. The median sold price was $327,500 and the average length of time on the market was 6 days. The average list to sold price was 101.5%.

 

Frederick County

In Frederick County, the number of new listings were down 8.6% from May, which was 17.3% fewer listings taken as compared to June of last year. New pending contracts also dropped by 2% from May, and showed a 22.6% decrease as compared to June of last year. Closed transactions decreased by 10.2% since May, which was an 18% decrease as compared to June of last year. The median sold price in Frederick County was $375,000 which is a 1.3% decrease compared to May and compared to June of last year it increased by 7.6%. The average number of days on market was 20 and the average sold to list to sale price ratio was 100.1%.

 

Clarke County

The number of new listings in Clarke County decreased 26.3% from May and dropped 3.4% from June 2021. Pending sales were down 53.1% from May and decreased 42.3% as compared to June  of 2021. The number of closed transactions decreased 12.1% from May and increased 11.5% since June of last year. The median sale price was $529,990 and the average length of time on the market was 18 days. The average sale to list price ratio was 102.9%.

 

Loudoun County

The number of new listings in Loudoun County increased 5.3% from May, and dropped 11.2%  since June 2021. Pending sales were down 15.8% from May, and dropped 31% since June 2021. Closed sales decreased by 1.1% from May, and decreased 26.2% from June of last year. The median sale price was $690,000. The average length of time on the market was 8 days, with an average sale to list price of 101.6%.

Fairfax County

Fairfax County saw a 1.4% increase in the number of new listings from May, which was an 18% decrease in the number of listings taken over June of last year. The number of pending sales was down 23% from April and decreased 32.6% since June 2021. Closed transactions were down 9% from May, and decreased by 28.7% since June of last year. The median sale price was $685,000 and the average length of time on the market was 10 days, with an average sale to list ratio of 102%.
