Blue Ridge Association of REALTORS® (BRAR)

During the month of May, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was up 4.1% from April, which was a 6.8% decrease from the number of new listings taken in May 2021. The number of pending sales decreased 14.1% from April which was a 22.8% decrease from May 2021. Closed sales were up 15.5% since April, with a 4.1% decrease from May 2021. The median sold price was $365,000 which, in comparison to December was 4% higher, as well as 6.3% higher since last May. The average length of time on the market was 12 days and the average sale price to the original list price was 101.6%.

 

 

Winchester City

Winchester City saw the number of new listings decrease by 14.6% from April, which was 10.3% fewer listings taken than in May of last year. The number of new pending contracts was down 37.5% from April, and was down 26.5% compared to May of last year. Closed sales were up 16.7% from April, which was a 2.8% decrease compared to May of last year. The median sold price was $292,200 and the average length of time on the market was 7 days. The average list to sold price was 100.9%.

 

Frederick County

In Frederick County, the number of new listings were up 4% from April, which was 4.1% fewer listings taken as compared to May of last year. New pending contracts also dropped by 15.5% from April, and showed a 22.2% decrease as compared to May of last year. Closed transactions decreased by 3.1% since April, which was a 1.9% decrease as compared to May of last year. The median sold price in Frederick County was $380,000 which is a 9.4% increase compared to April and compared to May of last year it also increased by 3.3%. The average number of days on market was 10 and the average sold to list to sale price ratio was 101.7%.

 

 

Clarke County

The number of new listings in Clarke County increased 22.6% from April and dropped 5% from May 2021. Pending sales were up 60% from April and stayed the same compared to May of 2021. The number of closed transactions increased 120% from April and increased 32% since May of last year. The median sale price was $540,000 and the average length of time on the market was 10 days. The average sale to list price ratio was 100.5%.

 

 

Loudoun County

The number of new listings in Loudoun County decreased 2.9% from April, and dropped 10.4%  since May 2021. Pending sales were down 2.5% from April, and dropped 24.3% since May 2021. Closed sales increased by 10.2% from April, and decreased 15.1% from May of last year. The median sale price was $698,910. The average length of time on the market was 6 days, with an average sale to list price of 103.4%.

 

 

Fairfax County

Fairfax County saw a 6.6% decrease in the number of new listings from April, which was a 16.8% decrease in the number of listings taken over May of last year. The number of pending sales was down 1.5% from April and decreased 21.1% since May 2021. Closed transactions were up 15.2% from April, and decreased by 11.3% since May of last year. The median sale price was $715,500 and the average length of time on the market was 8 days, with an average sale to list ratio of 104.3%.
