Blue Ridge Association of REALTORS® (BRAR)

During the month of April, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was up 1.7% from March, which was a 12% decrease from the number of new listings taken in April 2021. The number of pending sales increased 10.3% from March which was a 7.5% decrease from April 2021. Closed sales were up 18.9% since March, with a 1.9%  decrease from April 2021. The median sold price was $351,000 which, in comparison to March was 4.9% lower, as well as 12.5% higher since last April. The average length of time on the market was 17 days and the average sale price to the original list price was 100.9%.

 

Winchester City

Winchester City saw the number of new listings increase by 7.9% from March, which was 6.8% fewer listings taken than in April of last year. The number of new pending contracts was up 37.9% from March, and was down 11.1% from April of last year. Closed sales were up 50% from March which was a 6.3% decrease as compared to April of last year. The median sold price was $392,500 and the average length of time on the market was 19 days. The average list to sold price was 99.5%.

 

 

Frederick County

In Frederick County, the number of new listings was up 2% from March, which was 10.3% fewer listings taken as compared to April of last year. New pending contracts increased by 6.7% from March, and showed a 0.6% decrease as compared to April of last year. Closed transactions increased by 36.1% since March, which was also a 13.3% increase as compared to April of last year. The median sold price in Frederick County was $347,450 which is a 7.1% decrease compared to March and compared to April of last year it increased by 8.6%. The average number of days on market was 14 and the average sold to list to sale price ratio was 100.8%.

 

Clarke County

The number of new listings in Clarke County increased 6.9% from March, and decreased by 16.2% from April 2021. Pending sales were down 9.1% from March, as well as 16.7% from April of last year. The number of closed transactions decreased 44.4% from March and 11.8% since April of last year. The median sale price was $452,900 and the average length of time on the market was 14 days. The average sale to list price ratio was 98.1%.
