Blue Ridge Association of REALTORS® (BRAR)

During the month of March, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was up 65.3% from February, which was a 15% decrease from the number of new listings taken in March 2021. The number of pending sales increased 41.5% from February which was a 7.1% decrease from March 2021. Closed sales were up 34.5% since February, with a 1.4% d increase from March 2021. The median sold price was $369,000 which, in comparison to February was 0.8% higher, as well as 11.8% higher since last March. The average length of time on the market was 24 days and the average sale price to the original list price was 100.5%.

 

 

Winchester City

Winchester City saw the number of new listings increase by 81% from February, which was 28.3% fewer listings taken than in March of last year. The number of new pending contracts was up 26.1% from February, and was down 34.1% from March of last year. Closed sales were up 26.1% from February which was a 34.1% decrease as compared to March of last year. The median sold price was $329,000 and the average length of time on the market was 20 days. The average list to sold price was 99.1%.

 

 

Frederick County

In Frederick County, the number of new listings was up 60.2% from February, which was 18.6% fewer listings taken as compared to March of last year. New pending contracts increased by 43% from February, and showed a 3.8% increase as compared to March of last year. Closed transactions increase by 28% since February, which was a 12.3% increase as compared to March of last year. The median sold price in Frederick County was $374,000 which is a 2.1% decrease compared to February and compared to March of last year it increased by 8.4%. The average number of days on market was 26 and the average sold to list to sale price ratio was 100.5%.

 

Clarke County

The number of new listings in Clarke County increased 3.6% from February, also increased 38.1% from March 2021. Pending sales were up 4.8% from February, as well as 15.8% from March of last year. The number of closed transactions increased 237.5% from February and decreased 3.6% since March of last year. The median sale price was $458,990 and the average length of time on the market was 17 days. The average sale to list price ratio was 100.8%.
