During the month of July, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was equal to June, which was a 6.5% increase from the number of new listings taken in July 2021. The number of pending sales increased 7.3% from June which was a 19.8% decrease from July 2021. Closed sales were down 15.7% since June, with a 29.9% decrease from July 2021. The median sold price was $365,000 which, in comparison to June was 3.9% lower and 6.9% higher since last July. The average length of time on the market was 19 days and the average sale price to the original list price was 99.2%.

 

Winchester City

Winchester City saw the number of new listings decrease by 31.6% from June, which was 2.6% more listings taken than in July of last year. The number of new pending contracts increased by 36%, and was down 5.6% compared to July of last year. Closed sales were down 7.7% from June, which was a 47.8% decrease compared to July of last year. The median sold price was $342,500 and the average length of time on the market was 13 days. The average list to sold price was 99%.

 

Frederick County

In Frederick County, the number of new listings increased by 5.8% from June, which was 8% more listings taken as compared to July of last year. New pending contracts also increased by 1.4% from June, and showed a 19.8% decrease as compared to July of last year. Closed transactions decreased by 7.8% since June, which was a 24.4% decrease as compared to July of last year. The median sold price in Frederick County was $378,000 which is a 0.8% increase compared to June and compared to June of last year it increased by 10.1%. The average number of days on market was 20 and the average sold to list to sale price ratio was 99%.

 

Clarke County

The number of new listings in Clarke County decreased 39.3% from June and dropped 34.6% from July 2021. Pending sales were up 13.3% from June and decreased 39.3% as compared to July of 2021. The number of closed transactions decreased 58.6% from June and dropped 60% since July of last year. The median sale price was $477,500 and the average length of time on the market was 14 days. The average sale to list price ratio was 98.5%.

Loudoun County

The number of new listings in Loudoun County decreased 26.5% from June, and dropped 27%  since July 2021. Pending sales were down 23.1% from June, and dropped 40.6% since July 2021. Closed sales decreased by 22.1% from June, and decreased 35.4% from July of last year. The median sale price was $685,000. The average length of time on the market was 12 days, with an average sale to list price of 99.5%.

 

Fairfax County

Fairfax County saw a 18.2% decrease in the number of new listings from June, which was a 19.1% decrease in the number of listings taken over July of last year. The number of pending sales was down 8.6% from June and decreased 26.2% since July 2021. Closed transactions were down 19.5% from June, and decreased by 30.6% since July of last year. The median sale price was $650,000 and the average length of time on the market was 13 days, with an average sale to list ratio of 100%.
