During the month of December, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 19.9% lower than in November, which was a 26.6% decrease from the number of new listings taken in December 2021. The number of pending sales decreased 27.4% from November which was a 39.6% decrease from December 2021. Closed sales were down .6% since November, with a 33% decrease from December 2021. The median sold price was $379,000 which, in comparison to November was 3.1% higher and 3.8% higher since last December. The average length of time on the market was 39 days and the average sale price to the original list price was 96.6%.

 

Winchester City

Winchester City saw the number of new listings decrease by 16% from November, which was 10.5% more listings taken than in December of last year. The number of new pending contracts increased by 92.3% , and was up 38.9% compared to December of last year. Closed sales were down 19% from November, which was a 32% decrease compared to December of last year. The median sold price was $375,000 and the average length of time on the market was 53 days. The average list to sold price was 93.3%.

 

Frederick County

In Frederick County, the number of new listings decreased by 1.2% from November, which was 31.6% fewer listings taken as compared to December of last year. New pending contracts decreased by 34.8% from November, and showed a 45.5% decrease as compared to December of last year. Closed transactions decreased by 4.1% since November, which is a 38.4% decrease as compared to December of last year. The median sold price in Frederick County was $375,000 which is a 3.8% decrease compared to November and a 2.4% increase compared to December of last year. The average number of days on market was 40 and the average sold to list to sale price ratio was 96.2%.

 

Clarke County

The number of new listings in Clarke County decreased 42.9% from November and decreased by 42.9% from December 2021. Pending sales were down 22.2% from November and decreased 50% as compared to December of 2021. The number of closed transactions increased 8.3% from November and dropped 13.3% since December of last year. The median sale price was $490,000 and the average length of time on the market was 25 days. The average sale to list price ratio was 95.9%.

 

Loudoun County

The number of new listings in Loudoun County decreased by 38.9% from November, and dropped 40.7% since December 2021. Pending sales were down 25.7% from November and dropped 30.9% since December 2021. Closed sales increased 0.9% from November and decreased 39.1% from December of last year. The median sale price was $616,500. The average length of time on the market was 30 days, with an average sale to list price of 97.2%.

 

Fairfax County

Fairfax County saw a 36.5% decrease in the number of new listings from November, which was a 31.3% decrease in the number of listings taken over December of last year. The number of pending sales were down 25.3% from November and decreased 34.5% since December 2021. Closed transactions were down 10% from November, and decreased by 43.2% since December of last year. The median sale price was $615,000 and the average length of time on the market was 30 days, with an average sale to list ratio of 96.9%.
