During the month of January, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 30.2% higher than in December, which was a 12.1% increase from the number of new listings taken in January 2022. The number of pending sales increased 52.9% from December which was a 4.7% decrease from January 2022. Closed sales were down 38.3% since December, with a 42.2% decrease from January 2022. The median sold price was $325,000 which, in comparison to December was 14.2% lower and 5.1% less than last January. The average length of time on the market was 39 days and the average sale price to the original list price was 95.8%.

 

Winchester City

Winchester City saw the number of new listings decrease by 47.6% from December, which was 45% less listings taken than in January of last year. The number of new pending contracts decreased by 16% , and was down 19.2% compared to January of last year. Closed sales were down 11.8% from December, which was a 40% decrease compared to January of last year. The median sold price was $300,000 and the average length of time on the market was 22 days. The average list to sold price was 100.1%.

 

Frederick County

In Frederick County, the number of new listings increased by 26.3% from December, which was 5.2% more listings taken as compared to January of last year. New pending contracts increased by 58.3% from December, and showed a 4.4% increase as compared to January of last year. Closed transactions decreased by 34.4% since December, which is a 39% decrease as compared to January of last year. The median sold price in Frederick County was $345,900 which is a 7.8% decrease compared to December and a 3.2% decrease compared to January of last year. The average number of days on market was 37 and the average sold to list to sale price ratio was 96.2%.

 

Clarke County

The number of new listings in Clarke County increased 75% from December and increased by 7.7% from January 2022. Pending sales were up 57.1% from December. The number of closed transactions decreased 69.2% from December and dropped 60% since January of last year. The median sale price was $437,245 and the average length of time on the market was 69 days. The average sale to list price ratio was 79.9%.

 

Loudoun County

The number of new listings in Loudoun County increased by 75.6% from December, and dropped 10.1% since January 2022. Pending sales were up 40.1% from December and dropped 18.9% since January 2022. Closed sales decreased 40.9% from December and decreased 31.2% from January of last year. The median sale price was $653,456. The average length of time on the market was 37 days, with an average sale to list price of 96.8%.

 

Fairfax County

Fairfax County saw a 51.9% increase in the number of new listings from December, which was a 18.4% decrease in the number of listings taken over January of last year. The number of pending sales were up 38.8% from December and decreased 18.1% since January 2022. Closed transactions were down 27.8% from December, and decreased by 32.4% since January of last year. The median sale price was $610,000 and the average length of time on the market was 35 days, with an average sale to list ratio of 97.1%.
