During the month of November, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 22.5% lower than in October, which was a 17.3% decrease from the number of new listings taken in November 2021. The number of pending sales decreased 15.9% from October which was a 31.7% decrease from November 2021. Closed sales were down 6.4% since October, with a 37.4% decrease from November 2021. The median sold price was $367,500 which, in comparison to October was 5% higher and 8.2% higher since last November. The average length of time on the market was 34 days and the average sale price to the original list price was 96.9%.

 

Winchester City

Winchester City saw the number of new listings increase by 4.2% from October, which was 10.7% fewer listings taken than in November of last year. The number of new pending contracts decreased by 56.7% , and was down 55.2% compared to November of last year. Closed sales were down 32.3% from October, which was a 27.6% decrease compared to November of last year. The median sold price was $330,000 and the average length of time on the market was 40 days. The average list to sold price was 96.7%.

 

Frederick County

In Frederick County, the number of new listings decreased by 40% from October, which was 34.1% fewer listings taken as compared to November of last year. New pending contracts decreased by 11.5% from October, and showed a 25.8% decrease as compared to November of last year. Closed transactions decreased by 1% since October, which is a 39.4% decrease as compared to November of last year. The median sold price in Frederick County was $389,900 which is a 5.7% increase compared to October and an 11.4% increase compared to November of last year. The average number of days on market was 38 and the average sold to list to sale price ratio was 97%.

 

Clarke County

The number of new listings in Clarke County decreased 39.1% from October and increased by 40% from November 2021. Pending sales were down 35.7% from October and decreased 50% as compared to November of 2021. The number of closed transactions decreased 20% from October and dropped 57.1% since November of last year. The median sale price was $415,000 and the average length of time on the market was 24 days. The average sale to list price ratio was 94.9%.

 

Loudoun County

The number of new listings in Loudoun County decreased by 22.8% from October, and dropped 14% since November 2021. Pending sales were down 15.6% from October and dropped 37.2% since November 2021. Closed sales decreased 20.7% from October and decreased 48.6% from November of last year. The median sale price was $627,500. The average length of time on the market was 27 days, with an average sale to list price of 97%.

 

Fairfax County

Fairfax County saw a 26.9% decrease in the number of new listings from October, which was a 23.8% decrease in the number of listings taken over November of last year. The number of pending sales were down 13.5% from October and decreased 43% since November 2021. Closed transactions were down 6.3% from October, and decreased by 45% since November of last year. The median sale price was $627,582 and the average length of time on the market was 25 days, with an average sale to list ratio of 97.7%.
