Blue Ridge Association of REALTORS® (BRAR)

During the month of October, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 5.5% lower than in September, which was a 21.1% decrease from the number of new listings taken in October 2021. The number of pending sales decreased 9.7% from September which was a 32.1% decrease from October 2021. Closed sales were down 18.3% since September, with a 35.6% decrease from October 2021. The median sold price was $349,950 which, in comparison to September was 3.5% lower and 7.7% higher since last October. The average length of time on the market was 29 days and the average sale price to the original list price was 97.1%.

 

Winchester City

Winchester City saw the number of new listings decrease by 33.3% from September, which was 20% fewer listings taken than in October of last year. The number of new pending contracts decreased by 6.3% , and was down 11.8% compared to October of last year. Closed sales were up 3.3% from September, which was a 35.4% decrease compared to October of last year. The median sold price was $280,000 and the average length of time on the market was 29 days. The average list to sold price was 93.6%.

 

Frederick County

In Frederick County, the number of new listings increased by 3.1% from September, which was 22.9% fewer listings taken as compared to October of last year. New pending contracts decreased by 3.7% from September, and showed a 34.6% decrease as compared to October of last year. Closed transactions decreased by 12.5% since September, which is a 33.8% decrease as compared to October of last year. The median sold price in Frederick County was $369,000 which is a 2.9% decrease compared to September and a 12.7% increase compared to October of last year. The average number of days on market was 32 and the average sold to list to sale price ratio was 98.1%.

 

Clarke County

The number of new listings in Clarke County decreased 8% from September and increased by 27.8% from October 2021. Pending sales were down 12.5% from September and decreased 33.3% as compared to October of 2021. The number of closed transactions decreased 28.6% from September and dropped 42.3% since October of last year. The median sale price was $513,000 and the average length of time on the market was 30 days. The average sale to list price ratio was 101.5%.

 

Loudoun County

The number of new listings in Loudoun County decreased by 20.4% from September, and dropped 28.1% since October 2021. Pending sales were down 15.6% from September and dropped 47% since October 2021. Closed sales decreased 12.1% from September and decreased 36% from October of last year. The median sale price was $653,950. The average length of time on the market was 24 days, with an average sale to list price of 98.1%.

 

Fairfax County

Fairfax County saw a 22.5% decrease in the number of new listings from September, which was a 33.3% decrease in the number of listings taken over October of last year. The number of pending sales were down 11.2% from September and decreased 38.6% since October 2021. Closed transactions were down 13.7% from September, and decreased by 38.6% since October of last year. The median sale price was $640,000 and the average length of time on the market was 25 days, with an average sale to list ratio of 98%.
