During the month of June, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 10.1% higher than in May, which was a 24.2% decrease from the number of new listings taken in June 2022. The number of pending sales decreased 2.4% from May which was a 0.8% decrease from June 2022. Closed sales were up 6.8% since May, with a 12.4% decrease from June 2022. The median sold price was $399,999 which, in comparison to March was 1.3% higher and 5.3% more than last June. The average length of time on the market was 26 days and the average sale price to the original list price was 99.4%.
Winchester City
Winchester City saw the number of new listings increase by 58.3% from May, which was 33.3% less listings taken than in June of last year. The number of new pending contracts decreased by 3% since May, and was up 28% compared to June of last year. Closed sales were down 22.5% from May, which was 19.2% more compared to June of last year. The median sold price was $340,000 and the average length of time on the market was 21 days. The average list to sold price was 99.1%.
Frederick County
In Frederick County, the number of new listings increased 22.5% from May, which was 11.5% less listings taken as compared to June of last year. New pending contracts increased by 11.3% since May, and showed a 2.8% increase as compared to June of last year. Closed transactions increased by 18.7% since May, which is a 9.9% decrease as compared to June of last year. The median sold price in Frederick County was $417,900 which is a 4.5% increase compared to May and an 11.4% increase compared to June of last year. The average number of days on market was 26 and the average sold to list to sale price ratio was 99.1%.
Clarke County
The number of new listings in Clarke County decreased 21.7% from May and decreased by 35.7% from June 2022. Pending sales increased 5.3% since May and increased 33.3% compared to June 2022. The number of closed transactions increased 15% from May and was 20.7% less compared to June of last year. The median sale price was $575,000 and the average length of time on the market was 22 days. The average sale to list price ratio was 98.8%.
Loudoun County
The number of new listings in Loudoun County increased by 3.2% from May and dropped 45.6% since June 2022. Pending sales were down 12.5% from May and dropped 24.6% since June 2022. Closed sales increased 6.2% from May and decreased 23.5% from June of last year. The median sale price was $689,000. The average length of time on the market was 14 days, with an average sale to list price of 101%.
Fairfax County
Fairfax County saw a 1.8% decrease in the number of new listings from May, which was a 43.1% decrease in the number of listings taken over June of last year. The number of pending sales were down 14.2% from May and decreased 16.2% since June 2022. Closed transactions were up 2.9% from May and decreased by 17.8% since June of last year. The median sale price was $721,900 and the average length of time on the market was 11 days, with an average sale to list ratio of 102%.
