During the month of July, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 7.7% lower than in June, which was a 30% decrease from the number of new listings taken in July 2022. The number of pending sales decreased 2% from June which was a 9.5% decrease from July 2022. Closed sales were down 11.1% since June, with a 7.6% decrease from July 2022. The median sold price was $386,250 which, in comparison to March was 3.4% lower and 5.8% more than last July. The average length of time on the market was 30 days and the average sale price to the original list price was 99.7%.

Winchester City

Winchester City saw the number of new listings decrease by 31.6% from June, which was 33.3% less listings taken than in July of last year. The number of new pending contracts decreased by 12.5% since June, and was down 17.6% compared to July of last year. Closed sales were down 35.5% from June, which was 16.7% less compared to July of last year. The median sold price was $300,000 and the average length of time on the market was 33 days. The average list to sold price was 97.2%.

Frederick County

In Frederick County, the number of new listings decreased 13% from June, which was 27.2% less listings taken as compared to July of last year. New pending contracts decreased by 7.4% since June, and showed a 6.2% decrease as compared to July of last year. Closed transactions increased by 7.1% since June, which is a 4.6% increase as compared to July of last year. The median sold price in Frederick County was $389,000 which is a 6.9% decrease compared to June and a 2.9% increase compared to July of last year. The average number of days on market was 28 and the average sold to list to sale price ratio was 100.5%.

Clarke County

The number of new listings in Clarke County increased 11.1% from June and increased by 17.6% from July 2022. Pending sales decreased 40% since June and decreased 29.4% compared to July 2022. The number of closed transactions decreased 56.5% from June and was 16.7% less compared to July of last year. The median sale price was $479,997 and the average length of time on the market was 14 days. The average sale to list price ratio was 103.6%.

Loudoun County

The number of new listings in Loudoun County decreased by 14.3% from June and dropped 36.6% since July 2022. Pending sales were up 5.1% from June and up 3% since July 2022. Closed sales decreased 23.1% from June and decreased 24.5% from June of last year. The median sale price was $710,000. The average length of time on the market was 11 days, with an average sale to list price of 101.1%.

Fairfax County

Fairfax County saw a 14.6% decrease in the number of new listings from June, which was a 40.6% decrease in the number of listings taken over July of last year. The number of pending sales were down 2.8% from June and decreased 10.9% since July 2022. Closed transactions were down 20.7% from June and decreased by 19% since July of last year. The median sale price was $702,000 and the average length of time on the market was 13 days, with an average sale to list ratio of 101.3%.
