During January, the Blue Ridge Association of REALTORS® service area experienced a significant increase in new listings, rising 48.4% compared to December and 24% higher than January 2025. Pending sales also saw a substantial jump, increasing 299.4% from December and up 20% year-over-year. Closed sales declined, down 17.8% from December and 4% lower than January 2025. The median sold price was $405,000, representing a 0.8% decrease from December and a 3.3% decrease compared to January 2025. Homes spent an average of 52 days on the market, and properties sold for an average of 95% of their original list price.

Winchester City

In January, Winchester City experienced an increase in new listings, rising 36.8% compared to December and 30% higher than January of last year. New pending contracts also increased, up 86.7% from December and 3.7% year-over-year. Closed sales declined during the month, falling 41.7% from December and 39.1% lower than January of last year. The median sold price was $385,625, with homes spending an average of 38 days on the market. Properties sold for an average of 95.1% of their original list price.

Frederick County

In January, Frederick County saw a significant increase in new listings, rising 56.7% from December and 16.5% higher than January of last year. New pending contracts also increased, up 26.7% month-over-month and 11.8% year-over-year. Closed transactions declined 18.2% compared to December but showed a 3.8% increase from January of last year. The median sold price in Frederick County was $410,000. Homes spent an average of 56 days on the market, and properties sold for an average of 95.2% of their original list price.

Clarke County

In January, Clarke County saw a decrease in new listings, down 12.5% compared to December, while still posting a strong 40% increase compared to January 2025. New pending sales rose 25% month-over-month and increased 42.9% year-over-year. Closed transactions declined 16.7% from December but were up 11.1% compared to January of last year. The median sale price was $660,000, with homes spending an average of 51 days on the market. Properties sold for an average of 92.8% of their original list price.

Loudoun County

In January, Loudoun County experienced a sharp increase in new listings, rising 79.9% from December, though listings were down 6.6% compared to January 2025. Pending sales increased 35.1% month-over-month and were up 15.6% year-over-year. Closed sales declined 48.1% from December and were down 20.4% compared to January of last year. The median sale price was $700,000. Homes spent an average of 38 days on the market, and properties sold for an average of 97.6% of their original list price.

Fairfax County

In January, Fairfax County experienced a substantial increase in new listings, rising 83.9% compared to December and edging up 1.2% from January of last year. Pending sales also increased, up 18.2% month-over-month and 13.1% higher than January 2025. Closed transactions declined 31.6% from December but showed a slight 1.4% increase compared to January of last year. The median sale price was $675,000. Homes spent an average of 37 days on the market, and properties sold for an average of 97.9% of their original list price.
