During the month of April, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 0.3% more than in April, which was a 21.4% increase from the number of new listings taken in May 2023. The number of pending sales increased 6.7% from April which was an 14% increase from May 2023. Closed sales were up 7.7% since April, with a 14.6% increase from May 2023. The median sold price was $426,412 which, in comparison to April was 4.3% higher and 8% more than last May. The average length of time on the market was 29 days and the average sale price to the original list price was 98.9%.
Winchester City
Winchester City saw the number of new listings decrease by 30% from April, which was 45.8% more listings taken than in May of last year. The number of new pending contracts decreased by 21.4% since March, and was stable compared to May of last year. Closed sales were up 7.1% from April and was 25% less compared to May of last year. The median sold price was $355,000 and the average length of time on the market was 51 days. The average list to sold price was 96.8%.
Frederick County
In Frederick County, the number of new listings decreased 1.9% from April, which was 14.5% more listings taken as compared to May of last year. New pending contracts increased by 15.3% since April, and showed a 18.8% increase as compared to May of last year. Closed transactions increased by 4.4% since April, which is a 31.8% increase as compared to May of last year. The median sold price in Frederick County was $439,915. The average number of days on market was 27 and the average sold to list to sale price ratio was 99.3%.
Clarke County
The number of new listings in Clarke County increased 5.3% from April and was 13% less compared to May 2023. New pending sales increased 9.5% since April and increased 21.1% compared to May 2023. The number of closed transactions increased 69.2% from April and was up 10% compared to May of last year. The median sale price was $540,000 and the average length of time on the market was 28 days. The average sale to list price ratio was 98.3%.
Loudoun County
The number of new listings in Loudoun County decreased by 0.5% from April and increased 11% since May 2023. Pending sales were down 0.2% from April and was down 1% since May 2023. Closed sales increased 7.8% from March and decreased 3.8% from May of last year. The median sale price was $751,000. The average length of time on the market was 10 days, with an average sale to list price of 102%.
Fairfax County
Fairfax County saw a 1.8% increase in the number of new listings from compared to April, which was a 9.2% increase in the number of listings taken over May of last year. The number of pending sales were down 5.4% from April and decreased 2.2% since May 2023. Closed transactions were up 15.4% from April and increased by 4.8% since May of last year. The median sale price was $770,000 and the average length of time on the market was 12 days, with an average sale to list ratio of 102.9%.
