During the month of November, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 22.6% less than in October, which was an 11.8% decrease from the number of new listings taken in November 2022. The number of pending sales increased 6.5% from October which was a 9.8% increase from November 2022. Closed sales were down 1.1% since October, with a 1.1% decrease from November 2022. The median sold price was $390,000 which, in comparison to October was 1.5% lower and 6.1% more than last November. The average length of time on the market was 35 days and the average sale price to the original list price was 96.6%.
Winchester City
Winchester City saw the number of new listings increase by 9.5% from October, which was 8% less listings taken than in November of last year. The number of new pending contracts increased by 15% since October, and was up 76.9% compared to November of last year. Closed sales were down 25.9% from October, which was 4.8% less compared to November of last year. The median sold price was $302,500 and the average length of time on the market was 16 days. The average list to sold price was 96.2%.
Frederick County
In Frederick County, the number of new listings decreased 21.3% from October, which was 23.5% more listings taken as compared to November of last year. New pending contracts increased by 12.9% since October, and showed a 14.1% increase as compared to November of last year. Closed transactions decreased by 7.8% since October, which is a 2.1% decrease as compared to November of last year. The median sold price in Frederick County was $440,000. The average number of days on market was 39 and the average sold to list to sale price ratio was 96.4%.
Clarke County
The number of new listings in Clarke County decreased 40% from October and decreased by 35.7% from November 2022. Pending sales decreased 23.8% since October and increased 77.8% compared to November 2022. The number of closed transactions increased 50% from October and was up 50% compared to November of last year. The median sale price was $468,450 and the average length of time on the market was 53 days. The average sale to list price ratio was 93.9%.
Loudoun County
The number of new listings in Loudoun County decreased by 30.9% from October and dropped 21.4% since November 2022. Pending sales were down 22.9% from October and down 11.3% since November 2022. Closed sales decreased 10% from October and decreased 5.3% from November of last year. The median sale price was $725,000. The average length of time on the market was 18 days, with an average sale to list price of 98.9%.
Fairfax County
Fairfax County saw a 34.5% decrease in the number of new listings from October, which was a 32.4% decrease in the number of listings taken over November of last year. The number of pending sales were down 28.5% from October and decreased 21% since November 2022. Closed transactions were down 14.2% from October and decreased by 13.6% since November of last year. The median sale price was $659,994 and the average length of time on the market was 18 days, with an average sale to list ratio of 99.2%.
