During the month of February, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was up 26.6% from January, which was a 5.6% decrease from the number of new listings taken in February 2021. The number of pending sales increased 7.3% from January which was a 3.3% decrease from February 2021. Closed sales were down 11.8% since January, with a 17.9% decrease from February 2021. The median sold price was $366,000 which, in comparison to January was 6.9% higher, as well as 26.9% higher since last February. The average length of time on the market was 27 days and the average sale price to the original list price was 99.1%.
Winchester City
Winchester City saw the number of new listings increase by 5% from January, which was 34.4% fewer listings taken than in February of last year. The number of new pending contracts was down 11.5% from January, and was down 32.4% from February of last year. Closed sales were down 28% from January which was a 14.3% decrease as compared to February of last year. The median sold price was $298,000 and the average length of time on the market was 23 days. The average list to sold price was 100.1%
Frederick County
In Frederick County, the number of new listings was up 28.1% from January, which was 1.6% fewer listings taken as compared to February of last year. New pending contracts increased by 25.3% from January, and showed a 4.6% increase as compared to February of last year. Closed transactions decreased by 7% since January, which was a 13.1% decrease as compared to February of last year. The median sold price in Frederick County was $382,000 which is a 6.9% increase compared to January and compared to February of last year it increased by 27.3%. The average number of days on market was 21 and the average sold to list to sale price ratio was 99.5%.
Clarke County
The number of new listings in Clarke County increased 115.4% from January, also increased 64.7% from February 2021. Pending sales were up 90.9% from January, as well as 31.3% from February of last year. The number of closed transactions decreased 20 % from January and decreased 46.7% since February of last year. The median sale price was $490,00 and the average length of time on the market was 25 days. The average sale to list price ratio was 97%.
