During the month of November, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was down 26% from October, which was a 10.4% decrease from the number of new listings taken in November of 2020. The number of pending sales decreased 16.4% from October which was a 10.8% decrease from November of 2020. Closed sales were down 3.8% since October, with a 2.2% increase from November 2020. The median sold price was $339,711 which, in comparison to October was 4.5% higher than October, and well as 11.4% higher since last November. The average length of time on the market was 22 days and the average sale price to the original list price was 98.4%.
Winchester City
Winchester City saw the number of new listings decrease by 6.7.% from October, which was 3.7% more listings taken than in November of last year. The number of new pending contracts was down 14.7% from October, which was a 3.6% increase when compared to November of last year. Closed sales were down 39.6% from October, which was a 6.5% decrease as compared to November of last year. The median sold price was $275,000 and the average length of time on the market was 29 days. The average list to sold price was 97.4%.
Frederick County
In Frederick County, the number of new listings was down 29.7% from October, which was 9.6% fewer listings taken as compared to November of last year. New pending contracts also dropped by 22% from October, still a 17.3% decrease as compared to November of last year. Closed transactions increased by 8.1% in October, which was a 5.3% improvement as compared to November of last year. The median sold price in Frederick County was $349,950 which is a 6.9% increase compared to October and compared to November last year it increased by 16.4%. The average number of days on market was 17 and the average sold to list to sale price ratio was 98.9%.
Clarke County
The number of new listings in Clarke County dropped 44.4% from October, also dropped 68.8% from November 2020. Pending sales were down 14.3% from October, as well as 30.8% from November of last year. The number of closed transactions increased 7.7% in October and increased 33.3% since November of last year. The median sale price was $437,500 and the average length of time on the market was 33 days. The average sale to list price ratio was 95.6%.
Loudoun County
The number of new listings in Loudoun County dropped 35.5% from October, and also dropped 18.2% since November 2020. Pending sales were down 28.8% from October, and dropped 21.3% since November 2020. Closed sales dropped by 1.3% from October, as well as 2.2% from the number of closed transactions in November of last year. The median sale price was $599,990. The average length of time on the market was 14 days, with an average sale to list price of 100.5%.
Fairfax County
Fairfax County saw a 36% decrease in the number of new listings from October, which was a 17.9% decrease in the number of listings taken over November of last year. The number of pending sales was down 20.1% from October, a 3.5% increase over November 2020. Closed transactions were up 4.7% from October, and increased by 9.1% since November of last year. The median sale price was $593,000 and the average length of time on the market was 22 days, with an average sale to list ratio of 99.1%.
