Overall, the number of new listings in November for the Blue Ridge Association of REALTORS® service area rose by 40% from 2019, with closed sales showing an increase of 31.6% from 2019, and the number of listings under contract was up by 24.8%. The median sales price $249,970. The average length of time on the market was 58 days and the average sale price to the original list price was 94.8%.
Winchester City saw an increase in the number of new listings, by 29.2% over Jan 2019, and the number of pending contracts rose by 76.5%. Closed sales, however, rose by just 5.6% from 2019 with a median sold price of $255,000. The average length of time on the market was 70 days, with an average sold to original list price at 94.1%.
In Frederick County, the number of new listings was up 37% over the same period last year, with a 10.1% increase in the number of pending contracts and a whopping 18.7% increase in closed transactions over Jan 2019. The median sold price in Frederick County was $271,000. The average number of days on market was 58 and the average sold to list price ratio was 96%.
The number of new listings was up 17.4% in Loudoun County from 2019, with a small increase of 0.7% in pending sales. The number of closed transactions was up by 1% from 2019. Median sale price was $495,000, no change from last year. Average length of time on the market was 36 days, with an average sale to list ratio of 98.5%.
In Fairfax County, the number of new listings was up 7.4% from 2019, with an increase of 1.4% in pending sales. The number of closed transactions dropped by 3.6% from Jan 2019. Median sale price was $515,375, a 5.2% increase from last year. Average length of time on the market was 34 days, with an average sale to list ratio of 98.5%.
