During the month of September, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 0.4% more than in August, which was a 34.3% increase from the number of new listings taken in September 2023. The number of pending sales increased 15.3% from August which was a 36.9% increase from September 2023. Closed sales were down 16.2% since August, with an 11.9% increase from September 2023. The median sold price was $405,000 which, in comparison to August was 1.3% higher and 4.8% more than last September. The average length of time on the market was 29 days and the average sale price to the original list price was 98.5%.

Winchester City

Winchester City saw the number of new listings decrease by 29.3% from August, which was 23.7% less listings taken than in September of last year. The number of new pending contracts increased by 31% since August, and increased 35.7% compared to September of last year. Closed sales were down 33.3% from August and was 40% more compared to September of last year. The median sold price was $391,355 and the average length of time on the market was 29 days. The average list to sold price was 97.8%.

Frederick County

In Frederick County, the number of new listings increased 8.8% from August, which was 45.5% more listings taken as compared to September of last year. New pending contracts increased by 4.3% since August, and showed a 41.2% increase as compared to September of last year. Closed transactions were stable compared to August, which is a 35.2% increase compared to September of last year. The median sold price in Frederick County was $412.895. The average number of days on market was 28 and the average sold to list to sale price ratio was 98.3%.

Clarke County

The number of new listings in Clarke County was stable compared July and was 23.1% more compared to September 2023. New pending sales decreased 25% since August and decreased 7.7% compared to September 2023. The number of closed transactions decreased 46.7% compared to August and was down 52.9% compared to September of last year. The median sale price was $647.950 and the average length of time on the market was 27 days. The average sale to list price ratio was 102%.

Loudoun County

The number of new listings in Loudoun County increased by 5.2% from August and increased 18.9% since September 2023. Pending sales were up 10.7% from August and was up 32.1% since September 2023. Closed sales decreased 15.3% from August and increased 12.1% from September of last year. The median sale price was $707,750. The average length of time on the market was 22 days, with an average sale to list price of 99.1%.

Fairfax County

Fairfax County saw a 1% decrease in the number of new listings from compared to August, which was a 5.1% increase in the number of listings taken over September of last year. The number of pending sales were up 7.3% from August and increased 19.7% since September 2023. Closed transactions were down 10.2% from August and increased by 10.8% since September of last year. The median sale price was $720,000 and the average length of time on the market was 19 days, with an average sale to list ratio of 99.5%.
