During the month of November, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 30% less than in October, which was a 6.7% increase from the number of new listings taken in November 2023. The number of pending sales decreased 0.9% from October which was a 22.2% increase from November 2023. Closed sales were down 6.3% since October, with a 20.7% increase from November 2023. The median sold price was $414,495 which, in comparison to October was 6.6% higher and 6.3% more than last November. The average length of time on the market was 38 days and the average sale price to the original list price was 97%.
Winchester City
Winchester City saw the number of new listings decrease by 22.2% from October, which was 8.7% less listings taken than in November of last year. The number of new pending contracts increased by 14.8% since October, and increased 34.8% compared to November of last year. Closed sales were down 15.2% from October and was 40% more compared to November of last year. The median sold price was $367,500 and the average length of time on the market was 36 days. The average list to sold price was 95.5%.
Frederick County
In Frederick County, the number of new listings decreased 21.3% from October, which was 11% more listings taken as compared to November of last year. New pending contracts decreased by 3.2% since October, and showed a 15.2% increase as compared to November of last year. Closed transactions decreased 3.2% compared to October, which is a 26.3% increase compared to November of last year. The median sold price in Frederick County was $422,500. The average number of days on market was 42 and the average sold to list to sale price ratio was 97.1%.
Clarke County
The number of new listings in Clarke County was decreased 53.3% compared to October and decreased 22.2% compared to November 2023. New pending sales increased 60% since October and increased 50% compared to November 2023. The number of closed transactions increased 20% compared to October and was down 33.3% compared to November of last year. The median sale price was $640,000 and the average length of time on the market was 57 days. The average sale to list price ratio was 97.1%.
Loudoun County
The number of new listings in Loudoun County decreased by 33.9% from October and decreased 2.2% since November 2023. Pending sales were down 22.5% from October and was up 29% since November 2023. Closed sales decreased 23.1% from October and increased 16.7% from November of last year. The median sale price was $750,000. The average length of time on the market was 20 days, with an average sale to list price of 99.8%.
Fairfax County
Fairfax County saw an 35.3% decrease in the number of new listings from compared to October, which was a 2.5% increase in the number of listings taken over November of last year. The number of pending sales were down 18.3% from October and increased 30.8% since November 2023. Closed transactions were down 11% from October and increased by 16.8% since November of last year. The median sale price was $705,000 and the average length of time on the market was 21 days, with an average sale to list ratio of 99.2%.
