During the month of June, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 5% less than in May, which was a 4.8% increase from the number of new listings taken in June 2023. The number of pending sales decreased 10.9% from May which was a 4.1% increase from June 2023. Closed sales were up 2.4% since May, with a 9.8% increase from June 2023. The median sold price was $417,360 which, in comparison to May was 2.1% lower and 4.3% more than last June. The average length of time on the market was 31 days and the average sale price to the original list price was 99.3.%.

Winchester City

Winchester City saw the number of new listings decrease by 28.6% from May, which was 34.2% less listings taken than in June of last year. The number of new pending contracts increased by 15.2% since May, and increased 18.8% compared to June of last year. Closed sales were up 13.3% from May and was 9.7% more compared to June of last year. The median sold price was $400,500 and the average length of time on the market was 52 days. The average list to sold price was 97.1%.

Frederick County

In Frederick County, the number of new listings were stable compared to May, which was 6.5% less listings taken as compared to June of last year. New pending contracts decreased by 15.8% since May, and showed a 10.1% decrease as compared to June of last year. Closed transactions increased by 5% since May, which is a 16.5% increase compared to June of last year. The median sold price in Frederick County was $423,000. The average number of days on market was 29 and the average sold to list to sale price ratio was 99.3%.

Clarke County

The number of new listings in Clarke County decreased 35% from May and was 27.8% less compared to June 2023. New pending sales decreased 26.1% since May and decreased 15% compared to June 2023. The number of closed transactions was stable compared to May and was down 4.3% compared to June of last year. The median sale price was $590,500 and the average length of time on the market was 24 days. The average sale to list price ratio was 99.1%.

Loudoun County

The number of new listings in Loudoun County decreased by 10.1% from May and decreased 3.3% since June 2023. Pending sales were down 3.1% from May and was up 9.7% since June 2023. Closed sales increased 7% from May and decreased 3% from June of last year. The median sale price was $755,000. The average length of time on the market was 13 days, with an average sale to list price of 100.8%.

Fairfax County

Fairfax County saw a 16.6% decrease in the number of new listings from compared to May, which was a 7.3% decrease in the number of listings taken over June of last year. The number of pending sales were down 1.6% from May and increased 12.1% since June 2023. Closed transactions were down 10.8% from May and decreased by 9.1% since June of last year. The median sale price was $780,000 and the average length of time on the market was 13 days, with an average sale to list ratio of 101.7%.
