Market Statistics June 2020

 

The overall number of new listings in June for the Blue Ridge Association of REALTORS® service area was down 0.3%, from May, which was a 1.4% decrease from the number of new listings taken in June 2019. The number of Pending Sales rose 8% from May, which was an astounding 32.6% increase when compared to June 2019. Closed sales rose 8.2% from May and year-to-date closed sales were up 14.9% from June 2019. The median sales price was $274,900, which is 6.8% lower than in May, but still 5.7% higher than June of last year. The average length of time on the market was 44 days and the average sale price to the original list price remained strong at 97.6%.

Winchester City saw a drop in the number of new listings by 7.9% from May, which was 23.9% fewer listings taken than in June of last year. The number of new pending contracts increased by 4.3% from May, an increase of 23.1% when compared to May of last year. Year-to-date the number of new pending sales was up 15.5% over 2019. Closed sales were up 60.7% from May, which was a 66.7% increase as compared to May of last year. Overall, year-to-date closed sales in Winchester City rose 23.6% over last year. The median sold price was $245,000 and the average length of time on the market was 30 days. The average list to sold price was 96.1%.

Winchester City

In Frederick County, the number of new listings rose 10.4% from May, which was a 13.4% increase over the number of listings taken in June of last year. New pending contracts also rose 10.4% from May, a 36.8% increase compared to June of last year. Closed transactions rose 6.6% from May, which was 15.6% improvement as compared to June of last year. The median sold price in Frederick County was $277,250. The average number of days on market 47 and the average sold to list to sale price ratio was 97.9%.

Frederick County

The number of new listings in Clarke County dropped 50% from May, which was 32% fewer listings taken than in June 2019. Pending sales increase by 45.8% from May, an 84.2% increase versus June of last year. The number of closed transactions showed no change from May, which was still an 8.7% improvement over June of last year. The number of closed transactions year-to-date are 25.3% more over last year. The median sale price was $359,457 and the average length of time on the market was 73 days. The average sale to list price ratio was 95%.

Clarke County

The number of new listings in Loudoun County increased by 7.9% from May, a 4% increase versus June of 2019. Pending sales rose by 21.4% from May, a 14.3% improvement over June 2019. Closed sales were up 36.3% over May, still a 3.6% drop from the number of closed transactions in June 2019. The median sale price was $528,500. The average length of time on the market was 20 days, with an average sale to list price of 99.5%.

Loudoun County

Fairfax County saw 15.9% increase in the number of new listings from May, which was still 4.8% fewer listings taken than in June of last year. The number of pending sales was up 19.6% from May, a 5.8% increase over June 2019. Closed transactions rose by 23.2% from May, which is 14.8% fewer closed transactions than in June of 2019. The median sale price was $589,995 and the average length of time on the market was 18 days, with an average sale to list ratio of 99.7%.
