During the month of January, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 47.6% more than in December, which was a 7% increase from the number of new listings taken in January 2024. The number of pending sales decreased 3.5% from December which was a 6.8% decrease from January 2024. Closed sales were down 30% since December, with a 4.2% increase from January 2024. The median sold price was $419,000 which, in comparison to December was 3.7% less and 14.8% more than January 2024. The average length of time on the market was 35 days and the average sale price to the original list price was 97%.

Winchester City

Winchester City saw the number of new listings increase by 25% from December, which was 31% less listings taken than in January of last year. The number of new pending contracts decreased 12.9 compared to December, and decreased 6.9% compared to January of last year. Closed sales were down 8% from December and was 53.3% more compared to January of last year. The median sold price was $389,900 and the average length of time on the market was 34 days. The average list to sold price was 97%.

Frederick County

In Frederick County, the number of new listings increased 53.2% from December, which was 36% more listings taken as compared to January of last year. New pending contracts increased by 7.4% since December, and showed a 10.9% increase as compared to January of last year. Closed transactions decreased 36.6% compared to December, which is a 7.1% decrease compared to January of last year. The median sold price in Frederick County was $439,750. The average number of days on market was 38 and the average sold to list to sale price ratio was 97.3%.

Clarke County

The number of new listings in Clarke County decreased 16.7% compared to December and decreased 50% compared to January 2024. New pending sales decreased 12.5% since December and decreased 25% compared to January 2024. The number of closed transactions decreased 60.9% compared to December and was down 25% compared to January of last year. The median sale price was $655,000 and the average length of time on the market was 23 days. The average sale to list price ratio was 97.2%.

Loudoun County

The number of new listings in Loudoun County increased by 72.7% from November and decreased 6.2% since January 2024. Pending sales were up 9.8% from December and was down 9.4% since January 2024. Closed sales decreased 32.5% from December and increased 17.1% from January of last year. The median sale price was $691,000. The average length of time on the market was 28 days, with an average sale to list price of 99.6%.

Fairfax County

Fairfax County saw a 66.9% increase in the number of new listings from compared to December, which was a 7.2% decrease in the number of listings taken over January of last year. The number of pending sales were up 6.9% from December and decreased 10.7% since January 2024. Closed transactions were down 33.7% from December and increased by 7.3% since January of last year. The median sale price was $700,000 and the average length of time on the market was 28 days, with an average sale to list ratio of 99.3%.
