During the month of January, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was down 14.8% from December, which was a 31.9% decrease from the number of new listings taken in January 2021. The number of pending sales decreased 3% from December which was a 19.7% decrease from January 2021. Closed sales were down 28.4% since December, with a 4.1% decrease from January 2021. The median sold price was $342,500 which, in comparison to December was 6.2% lower, as well as 14.2% higher since last January. The average length of time on the market was 32 days and the average sale price to the original list price was 98.7%.
Winchester City
Winchester City saw the number of new listings increase by 5.3% from December, which was 16.7% fewer listings taken than in January of last year. The number of new pending contracts was up 44.4% from December, which was the same as compared to January of last year. Closed sales were the same from December, which was a 19% increase as compared to January of last year. The median sold price was $251,000 and the average length of time on the market was 27 days. The average list to sold price was 98.3%.
Frederick County
In Frederick County, the number of new listings was down 17.9% from December, which was 30.9% fewer listings taken as compared to January of last year. New pending contracts also dropped by 17.3% from December, and showed a 20.2% decrease as compared to January of last year. Closed transactions decreased by 33.8% since December, which was a 2.9% decrease as compared to January of last year. The median sold price in Frederick County was $357,500 which is a 2.4% decrease compared to December and compared to January of last year it increased by 16.1%. The average number of days on market was 27 and the average sold to list to sale price ratio was 98.8%.
Clarke County
The number of new listings in Clarke County decreased 7.1% from December, also dropped 27.8% from January 2021. Pending sales were down 21.4% from December, as well as 54.2% from January of last year. The number of closed transactions decreased 33.3 % from December and decreased 50% since January of last year. The median sale price was $492,500 and the average length of time on the market was 47 days. The average sale to list price ratio was 95.8%.
Loudoun County
The number of new listings in Loudoun County increased 15.8 % from December, and dropped 20.9% since January 2021. Pending sales were up 19.4% from December, and dropped 21.1% since January 2021. Closed sales dropped by 47.8% from December, as well as 34.2% from the number of closed transactions in January of last year. The median sale price was $585,000. The average length of time on the market was 14 days, with an average sale to list price of 101%.
Fairfax County
Fairfax County saw a 27.9% increase in the number of new listings from December, which was a 25.3% decrease in the number of listings taken over January of last year. The number of pending sales was up 11% from December, decreased 18.5% since January 2021. Closed transactions were down 39.4% from December, and decreased by 18.9% since January of last year. The median sale price was $575,000 and the average length of time on the market was 33 days, with an average sale to list ratio of 99.4%.
