During the month of February, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 7.7% more than in January, which was a 3.9% decrease from the number of new listings taken in February 2024. The number of pending sales increased 7.9% from January which was a 11.4% decrease from February 2024. Closed sales were up 3.4% since January, with a 4.9% decrease from February 2024. The median sold price was $409,076 which, in comparison to January was 2.4% less and 1.7% less than February 2024. The average length of time on the market was 47 days and the average sale price to the original list price was 98.2%.
Winchester City
Winchester City saw the number of new listings decrease by 40% from January, which was 20% less listings taken than in February of last year. The number of new pending contracts decreased 40.7% compared to January, and decreased 27.3% compared to February of last year. Closed sales were stable compared to January and was 11.5% less compared to February of last year. The median sold price was $370,000 and the average length of time on the market was 30 days. The average list to sold price was 97.9%.
Frederick County
In Frederick County, the number of new listings increased 14% from January, which was 10.4% more listings taken as compared to January of last year. New pending contracts increased by 18.6% since January, and showed a 6.9% decrease as compared to February of last year. Closed transactions increased 29.5% compared to January, which is a 17.4% increase compared to February of last year. The median sold price in Frederick County was $414,900. The average number of days on market was 52 and the average sold to list to sale price ratio was 98.4%.
Clarke County
The number of new listings in Clarke County increased 100% compared to January and decreased 16.7% compared to Feruary 2024. New pending sales decreased 14.3% since January and decreased 45.5% compared to February 2024. The number of closed transactions decreased 22.2% compared to January and was down 22.2% compared to February of last year. The median sale price was $562,550 and the average length of time on the market was 56 days. The average sale to list price ratio was 96.5%.
Loudoun County
The number of new listings in Loudoun County increased by 31.3% from January and increased 26.8% since February 2024. Pending sales were up 48.5% from January and was up 17.3% since February 2024. Closed sales increased 9.6% from January and increased 8% from February of last year. The median sale price was $750,000. The average length of time on the market was 19 days, with an average sale to list price of 100.9%.
Fairfax County
Fairfax County saw a 29% increase in the number of new listings from compared to January, which was a 3.2% decrease in the number of listings taken over February of last year. The number of pending sales were up 23.4% from January and decreased 3.5% since February 2024. Closed transactions were up 16.1% from January and decreased by 6.2% since February of last year. The median sale price was $745,000 and the average length of time on the market was 22 days, with an average sale to list ratio of 100.6%.
