Market Statistics February 2020

Overall, the number of new listings in February for the Blue Ridge Association of REALTORS® service area rose by 12.5% from 2019, with closed sales showing an increase of 53%, and the number of listings under contract up by 32.2% over the same time last year. The median sales price $261,000. The average length of time on the market was 70 days and the average sale price to the original list price was 96.4%.

Winchester City saw an increase in the number of new listings by 73.9% over February 2019, and the number of pending contracts had an overwhelming increase of 116.7%. Closed sales rose 53.3% from 2019 with a median sold price of $245,000. The average length of time on the market was 42 days, with an average sold to original list price at 96.4%.

In Frederick County, the number of new listings was up 10.7% over February last year, with a 13.4% increase in the number of pending contracts and a whopping 34.2% increase in closed transactions for 2019 versus the same time last year. The median sold price in Frederick County was $255,000, which is a slight drop from January’s median. The average number of days on market rose to 75 and the average sold to list price ratio was 96.8%.

The number of new listings was up 22.7% in Clarke County for February from 2019, with an increase of 56.3% in pending sales. The number of closed transaction was up 70% over the same period last year. Median sale price dropped to $318,500, down 16%. Average length of time on the market was 93 days, with an average sale to list ratio of 97.2%.

The number of new listings was remained fairly consistent with just a 0.4% increase in Loudoun County, with an 8.7% increase in the number of pending sales. Closed transactions rose 11.6% over February 2019.  Median sale price was $493,750, a 5.3% increase over February last year. Average length of time on the market was 27 days, with an average sale to list ratio of 99.3%.

Fairfax County saw the number of new listings rise in February with a 12.4% increase over last year, with a 12.8% increase in the number of pending sales. Closed transactions were up 9.1% over February 2019 and the median sale price was $560,000, a 13.7% increase. Average length of time on the market was 29 days, with an average sale to list ratio of 99.4%.
