Market Statistics December 2019
Overall, the number of new listings in December for the Blue Ridge Association of REALTORS® service area rose by 3.3% from 2018, with closed sales showing an increase of 12.7% from 2018, and the number of listings under contract was up by 2.1%. The median sales price $269,950. The average length of time on the market was 56 days and the average sale price to the original list price was 96.1%.
Winchester City saw an increase in the number of new listings, by 1.6% over 2018, while the number of pending contracts dropped by 5.4%. Closed sales, however, rose 8.3% from 2018 with a median sold price of $239,250. The average length of time on the market was 41 days, with an average sold to original list price at 95.4%.
In Frederick County, the number of new listings was up 3.4% over last year, with a 4.8% increase in the number of pending contracts and a whopping 15.9% increase in closed transactions for 2019 versus the same time last year. The median sold price in Frederick County was $273,000. The average number of days on market was 58 and the average sold to list price ratio was 97.2%.
The number of new listings was down 3 % in Loudoun County from 2018, with a decrease of 3.9% in pending sales. The number of closed transaction was up however, with an increase of 1.8% from 2018. Median sale price rose to $513,000, a 4% increase over last year. Average length of time on the market was 30 days, with an average sale to list ratio of 98.9%.
