During the month of March, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 50.3% more than in February, which was a 2.3% decrease from the number of new listings taken in March 2024. The number of pending sales increased 42.1% from February which was a 2.3% decrease from March 2024. Closed sales were up 23.4% since February, with a 5.9% decrease from March 2024. The median sold price was $445,000 which, in comparison to February was 8.8% more and 5% more than March 2024. The average length of time on the market was 42 days and the average sale price to the original list price was 98.2%.
Winchester City
Winchester City saw the number of new listings increase by 216.7% from February, which was 5.6% more listings taken than in March of last year. The number of new pending contracts increased 100% compared to February, and was stable compared to March of last year. Closed sales increase compared to February and was 4% less compared to March of last year. The median sold price was $402,991 and the average length of time on the market was 36 days. The average list to sold price was 98.5%.
Frederick County
In Frederick County, the number of new listings increased 26.8% from February, which was 4.2% more listings taken as compared to March of last year. New pending contracts increased by 23.1% since February, and showed a 2.1% increase as compared to March of last year. Closed transactions increased 18.8% compared to February, which is a 1.7% increase compared to March of last year. The median sold price in Frederick County was $451,114. The average number of days on market was 43 and the average sold to list to sale price ratio was 97.8%.
Clarke County
The number of new listings in Clarke County increased 70% compared to February and decreased 5.6% compared to March 2024. New pending sales increased 150% since February and decreased 16.7% compared to March 2024. The number of closed transactions was stable compared to February and was down 53.3% compared to March of last year. The median sale price was $650,000 and the average length of time on the market was 20 days. The average sale to list price ratio was 96.4%.
Loudoun County
The number of new listings in Loudoun County increased by 38.9% from February and increased 37% since March 2024. Pending sales were up 32.7% from February and was up 23.1% since March 2024. Closed sales increased 40.7% from February and increased 13% from March of last year. The median sale price was $810,000. The average length of time on the market was 18 days, with an average sale to list price of 101%.
Fairfax County
Fairfax County saw a 55% increase in the number of new listings from compared to February, which was a 25.2% increase in the number of listings taken over March of last year. The number of pending sales were up 58.7% from February and increased 5.8% since March 2024. Closed transactions were up 28.6% from February and increased by 2.2% since March of last year. The median sale price was $755,000 and the average length of time on the market was 17 days, with an average sale to list ratio of 101%.
