During the month of December, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 29.1% less than in November, which was an 8.8% increase from the number of new listings taken in December 2023. The number of pending sales decreased 22.3% from November which was a 25.7% increase from December 2023. Closed sales were up 1.4% since November, with a 53.2% increase from December 2023. The median sold price was $434,999 which, in comparison to November was 4.9% higher and 8.7% more than last December. The average length of time on the market was 50 days and the average sale price to the original list price was 96.5%.
Winchester City
Winchester City saw the number of new listings decrease by 23.8% from November, which was 6.7% more listings taken than in December of last year. The number of new pending contracts was stable compared to November, and increased 121.4% compared to December of last year. Closed sales were down 10.7% from November and was 38.9% more compared to December of last year. The median sold price was $371,500 and the average length of time on the market was 78 days. The average list to sold price was 94.4%.
Frederick County
In Frederick County, the number of new listings decreased 28.8% from November, which was 19.7% more listings taken as compared to December of last year. New pending contracts decreased by 21.5% since November, and showed a 20.3% increase as compared to December of last year. Closed transactions increased 2.5% compared to November, which is a 57.7% increase compared to December of last year. The median sold price in Frederick County was $449,500. The average number of days on market was 45 and the average sold to list to sale price ratio was 97.3%.
Clarke County
The number of new listings in Clarke County was decreased 14.3% compared to November and increased 20% compared to December 2023. New pending sales decreased 66.7% since November and decreased 20% compared to December 2023. The number of closed transactions increased 91.7% compared to November and was up 53.3% compared to December of last year. The median sale price was $480,000 and the average length of time on the market was 46 days. The average sale to list price ratio was 95.3%.
Loudoun County
The number of new listings in Loudoun County decreased by 28.9% from November and decreased 8.1% since December 2023. Pending sales were down 26.3% from November and was up 7% since December 2023. Closed sales increased 8.1% from November and increased 28.3% from December of last year. The median sale price was $735,533. The average length of time on the market was 18 days, with an average sale to list price of 100%.
Fairfax County
Fairfax County saw a 30.8% decrease in the number of new listings from compared to November, which was a 1.6% increase in the number of listings taken over December of last year. The number of pending sales were down 26.5% from November and increased 9.2% since December 2023. Closed transactions were down 1.4% from November and increased by 35.4% since December of last year. The median sale price was $700,000 and the average length of time on the market was 25 days, with an average sale to list ratio of 99.1%.
