During the month of October, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 7.4% less than in September, which was a 17.9% increase from the number of new listings taken in October 2023. The number of pending sales decreased 13.3% from September which was a 31.4% increase from October 2023. Closed sales were up 3.2% since September, with a 27.3% increase from October 2023. The median sold price was $389,000 which, in comparison to August was 4% lower and 1.8% less than last October. The average length of time on the market was 36 days and the average sale price to the original list price was 97.5%.

Winchester City

Winchester City saw the number of new listings decrease by 6.9% from September, which was 28.6% more listings taken than in October of last year. The number of new pending contracts decreased by 28.9% since September, and increased 35% compared to October of last year. Closed sales were up 17.9% from September and was 22.2% more compared to October of last year. The median sold price was $350,000 and the average length of time on the market was 31 days. The average list to sold price was 94.7%.

Frederick County

In Frederick County, the number of new listings decreased 11.9% from September, which was 11% more listings taken as compared to October of last year. New pending contracts decreased by 13.2% since September, and showed a 34.4% increase as compared to October of last year. Closed transactions decrease 12.7 compared to September, which is a 20.4% increase compared to October of last year. The median sold price in Frederick County was $390,000. The average number of days on market was 39 and the average sold to list to sale price ratio was 98%.

Clarke County

The number of new listings in Clarke County was decreased 6.3% compared to September and was stable to October 2023. New pending sales increased 25% since September and decreased 28.6% compared to October 2023. The number of closed transactions increased 25% compared to September and was down 16.7% compared to October of last year. The median sale price was $450,000 and the average length of time on the market was 25 days. The average sale to list price ratio was 99%.

Loudoun County

The number of new listings in Loudoun County decreased by 14.8% from September and increased 2.2% since October 2023. Pending sales were down 5.7% from September and was up 28.3% since October 2023. Closed sales increased 19% from September and increased 36.6% from October of last year. The median sale price was $725,000. The average length of time on the market was 26 days, with an average sale to list price of 99.3%.

Fairfax County

Fairfax County saw an 8.8% decrease in the number of new listings from compared to September, which was a 3.8% increase in the number of listings taken over October of last year. The number of pending sales were down 4.8% from September and increased 14.6% since October 2023. Closed transactions were up 4.7% from September and increased by 12.6% since October of last year. The median sale price was $725,000 and the average length of time on the market was 18 days, with an average sale to list ratio of 99.8%.
