During the month of August, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 10.9% less than in July, which was a 3.9% increase from the number of new listings taken in August 2023. The number of pending sales decreased 9.4% from July which was a 4.2% increase from August 2023. Closed sales were up 5.7% since July, with a 10.7% increase from August 2023. The median sold price was $400,000 which, in comparison to July was 2.4% lower and 1.8% less than last August. The average length of time on the market was 28 days and the average sale price to the original list price was 97.6%.
Winchester City
Winchester City saw the number of new listings decrease by 4.7% from July, which was 10.8% more listings taken than in August of last year. The number of new pending contracts decreased by 21.6% since July, and increased 52.6% compared to August of last year. Closed sales were up 27.3% from July and was 40% more compared to August of last year. The median sold price was $360,000 and the average length of time on the market was 23 days. The average list to sold price was 98.1%.
Frederick County
In Frederick County, the number of new listings decreased 13.5% from July, which was 12.2% more listings taken as compared to August of last year. New pending contracts increased by 5.3% since July, and showed a 19% increase as compared to August of last year. Closed transactions increased by 10.1% since July, which is a 10.1% increase compared to August of last year. The median sold price in Frederick County was $429,250. The average number of days on market was 30 and the average sold to list to sale price ratio was 97.9%.
Clarke County
The number of new listings in Clarke County decreased 27.3% from July and was 15.8% less compared to August 2023. New pending sales increased 60% since July and decreased 30.4% compared to August 2023. The number of closed transactions increased 15.4% compared to July and was down 11.8% compared to August of last year. The median sale price was $415,000 and the average length of time on the market was 19 days. The average sale to list price ratio was 99.6%.
Loudoun County
The number of new listings in Loudoun County decreased by 4% from July and increased 3.6% since August 2023. Pending sales were down 10.8% from July and was up 6.2% since August 2023. Closed sales decreased 8.6% from July and decreased 0.6% from August of last year. The median sale price was $745,000. The average length of time on the market was 15 days, with an average sale to list price of 99.8%.
Fairfax County
Fairfax County saw a 9.7% decrease in the number of new listings from compared to July, which was a 0.3% decrease in the number of listings taken over August of last year. The number of pending sales were down 10% from July and increased 1.9% since August 2023. Closed transactions were down 16.1% from July and decreased by 6.9% since August of last year. The median sale price was $741,000 and the average length of time on the market was 16 days, with an average sale to list ratio of 99.9%.
