During the month of July, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 5.6% more than in June, which was a 19.8% increase from the number of new listings taken in July 2023. The number of pending sales decreased 3.5% from June which was a 2.5% increase from July 2023. Closed sales were down 4.7% since June, with a 17.8% increase from July 2023. The median sold price was $410,000 which, in comparison to June was 1.8% lower and 6.1% more than last July. The average length of time on the market was 34 days and the average sale price to the original list price was 98.2.%.

Winchester City

Winchester City saw the number of new listings increase by 72% from June, which was 65.4% more listings taken than in July of last year. The number of new pending contracts decreased by 2.6% since June, and increased 32.1% compared to July of last year. Closed sales were down 2.9% from June and was 65% more compared to July of last year. The median sold price was $365,000 and the average length of time on the market was 25 days. The average list to sold price was 99.2%.

Frederick County

In Frederick County, the number of new listings increased 7.6% from June, which was 15.6% more listings taken as compared to July of last year. New pending contracts decreased by 1.5% since June, and showed a 4.4% decrease as compared to July of last year. Closed transactions decreased by 12.8% since June, which is a 5.1% decrease compared to July of last year. The median sold price in Frederick County was $440,000. The average number of days on market was 43 and the average sold to list to sale price ratio was 98%.

Clarke County

The number of new listings in Clarke County increased 69.2% from June and was 10% more compared to July 2023. New pending sales decreased 41.2% since June and decreased 16.7% compared to July 2023. The number of closed transactions decreased 40.9% compared to June and was up 30% compared to July of last year. The median sale price was $340,000 and the average length of time on the market was 22 days. The average sale to list price ratio was 98.2%.

Loudoun County

The number of new listings in Loudoun County decreased by 4.2% from June and increased 8.1% since July 2023. Pending sales were down 7% from June and was down 2.9% since July 2023. Closed sales decreased 2.9% from June and increased 22.4% from July of last year. The median sale price was $746,437. The average length of time on the market was 15 days, with an average sale to list price of 100.6%.

Fairfax County

Fairfax County saw a 3.6% decrease in the number of new listings from compared to June, which was a 4.7% increase in the number of listings taken over July of last year. The number of pending sales were down 16% from June and decreased 3.1% since July 2023. Closed transactions were up 2.3% from June and increased by 17.2% since July of last year. The median sale price was $734,000 and the average length of time on the market was 15 days, with an average sale to list ratio of 100.7%.
