During the month of October, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 5.5% higher than in September, which was an 11.7% decrease from the number of new listings taken in October 2022. The number of pending sales decreased 9.6% from September which was a 13.3% decrease from October 2022. Closed sales were down 9.3% since September, with a 6.4% decrease from October 2022. The median sold price was $396,000 which, in comparison to September was 2.4% higher and 13.2% more than last October. The average length of time on the market was 28 days and the average sale price to the original list price was 98.1%.

Winchester City

Winchester City saw the number of new listings decrease by 44.7% from September, which was 12.5% less listings taken than in October of last year. The number of new pending contracts decreased by 28.6% since September, and was down 33.3% compared to October of last year. Closed sales were up 35% from September, which was 12.9% less compared to October of last year. The median sold price was $367,500 and the average length of time on the market was 16 days. The average list to sold price was 97.7%.

Frederick County

In Frederick County, the number of new listings increased 15.56% from September, which was 5.9% less listings taken as compared to October of last year. New pending contracts decreased by 8.8% since September, and showed a 10.6% decrease as compared to October of last year. Closed transactions decreased by 1.9% since September, which is a 5.1% increase as compared to October of last year. The median sold price in Frederick County was $400,000. The average number of days on market was 31 and the average sold to list to sale price ratio was 97.8%.

Clarke County

The number of new listings in Clarke County increased 15.4% from September and decreased by 34.8% from October 2022. Pending sales increased 61.5% since September and increased 50% compared to October 2022. The number of closed transactions decreased 29.4% from September and was 20% less compared to October of last year. The median sale price was $594,995 and the average length of time on the market was 23 days. The average sale to list price ratio was 99.6%.

Loudoun County

The number of new listings in Loudoun County decreased by 1% from September and dropped 12.2% since October 2022. Pending sales were down 2.9% from September and down 2.9% since October 2022. Closed sales decreased 2.3% from September and decreased 16.5% from October of last year. The median sale price was $665,000. The average length of time on the market was 16 days, with an average sale to list price of 99.6%.

Fairfax County

Fairfax County saw a 7.6% decrease in the number of new listings from September, which was a 24.5% decrease in the number of listings taken over October of last year. The number of pending sales were down 0.6% from September and decreased 4.4% since October 2022. Closed transactions were up 3% from September and decreased by 5.7% since October of last year. The median sale price was $660,000 and the average length of time on the market was 17 days, with an average sale to list ratio of 99.8%.
