During the month of September, the overall number of new listings for the Blue Ridge Association of REALTORS® service area was 22.4% lower than in August, which was a 20.9% decrease from the number of new listings taken in September 2022. The number of pending sales decreased 12.2% from August which was a 13.4% decrease from September 2022. Closed sales were down 17.1% since August, with a 15.7% decrease from September 2022. The median sold price was $386,570 which, in comparison to August was 5.1% lower and 6.6% more than last September. The average length of time on the market was 30 days and the average sale price to the original list price was 98.2%.

Winchester City

Winchester City saw the number of new listings increase by 2.7% from August, which was 5.6% more listings taken than in September of last year. The number of new pending contracts increased by 47.4% since August, and was down 12.5% compared to September of last year. Closed sales were down 33.3% from August, which was 33.3% less compared to September of last year. The median sold price was $347,445 and the average length of time on the market was 38 days. The average list to sold price was 94.8%.

Frederick County

In Frederick County, the number of new listings decreased 16% from August, which was 16% less listings taken as compared to September of last year. New pending contracts decreased by 12.1% since August, and showed a 5.6% decrease as compared to September of last year. Closed transactions decreased by 18.6% since August, which is a 6.3% decrease as compared to September of last year. The median sold price in Frederick County was $399,990 which is a 7% decrease compared to August and a 5.3% increase compared to September of last year. The average number of days on market was 31 and the average sold to list to sale price ratio was 98.3%.

Clarke County

The number of new listings in Clarke County decreased 31.6% from August and decreased by 48% from September 2022. Pending sales decreased 43.5% since August and decreased 18.8% compared to September 2022. The number of closed transactions was stable from August and was 19% less compared to September of last year. The median sale price was $574,990 and the average length of time on the market was 27 days. The average sale to list price ratio was 97.2%.

Loudoun County

The number of new listings in Loudoun County decreased by 8.3% from August and dropped 29.4% since September 2022. Pending sales were down 11.1% from August and down 15.6% since September 2022. Closed sales decreased 24.9% from August and decreased 24.9% from September of last year. The median sale price was $688,850. The average length of time on the market was 17 days, with an average sale to list price of 100.6%.

Fairfax County

Fairfax County saw a 6.1% decrease in the number of new listings from August, which was a 36.7% decrease in the number of listings taken over September of last year. The number of pending sales were down 8.6% from August and decreased 14.6% since September 2022. Closed transactions were down 24.5% from August and decreased by 21% since September of last year. The median sale price was $650,000 and the average length of time on the market was 14 days, with an average sale to list ratio of 100.2%.
